Every day, we bring you a detailed overview of recent news and updates about primary decisions, community feedback, or legislative changes relevant to the short-term rental industry. 📰

Washington

Washington lawmakers are considering a bill that would allow licensed short-term rentals, including Airbnbs, to offer adult guests a complimentary marijuana preroll.

The proposal creates a new $75 annual permit category requiring on-site age verification for guests 21 and over and clear notice about where cannabis use is legal. If approved, operators could provide one free joint per adult guest, either for on-site consumption or off-property use in compliance with state law. The bill is scheduled for its first hearing before the House Consumer Protection & Business Committee.

Manhattan Beach, CA

Manhattan Beach voted not to temporarily lift its short-term rental ban for the 2026 FIFA World Cup, rejecting a proposed ordinance that would have allowed citywide rentals during the event.

City leaders cited concerns about safety, capacity, and quality-of-life impacts, including traffic, noise, and parking. The decision comes despite nearby SoFi Stadium hosting multiple matches and reports of surging short-term rental prices in surrounding areas.

Pacifica, CA

Pacifica is at the center of a heated debate over short-term rentals as strict new regulations await approval from the California Coastal Commission for the city’s coastal neighborhoods.

Supporters say Airbnb-style rentals disrupt community life and worsen housing pressures, while opponents argue they provide vital income for homeowners and tourism dollars for the city.

Stowe, VT

Stowe’s selectboard is considering sweeping new restrictions on short-term rentals as it grapples with a worsening housing shortage in the resort town.

A proposed change would prohibit out-of-town property owners from operating short-term rentals, while grandfathering in existing non-resident owners until their properties are sold. Town officials argue the goal is to preserve long-term housing for local workers, though critics warn the move could harm the tourism economy. Industry advocates say the proposal would be the most restrictive short-term rental ordinance in Vermont and could set a statewide precedent.

Kenton County, KY

Several Kenton County mayors are pushing back against a proposed state bill that would strip local governments of the power to regulate short-term rentals.

26RS SB 112

Kentucky Senate Bill 112 would prohibit cities from requiring licenses, setting density caps, or imposing residency rules on STR owners. The bill was introduced on Jan. 21 and is awaiting committee assignment.

Scituate, MA

The Scituate Select Board voted to delay the North Scituate sewer expansion vote until a September Special Town Meeting to allow time for firmer cost estimates.

At the same meeting, the Board advanced new revenue measures, including increasing the room occupancy tax and adding a 3% community impact fee on short-term rentals, with at least 35% dedicated to affordable housing and infrastructure.
