Tybee Island, GA

Tybee Island City Council is considering amendments to its short-term rental (STR) ordinance passed in June 2024 but has delayed action for now.

Councilmember Kathryn Williams proposed allowing STR permits for restored historic properties, while Mayor Brian West suggested permitting STRs in certain tourist-heavy residential areas. The proposals will now be formally voted on at the next council meeting.

Woodland Park, CO

A Teller County District Judge has upheld Woodland Park’s Ordinance 1469, which prohibits short-term rentals in residential zones unless the owner lives on-site.

The ordinance approved by voters in 2023 had been delayed due to a lawsuit from the Teller County Short-Term Alliance. Woodland Park officials confirmed that short-term rentals in violation will now receive notices from code enforcement.


Nantucket, MA

The Zoning Board of Appeals in Nantucket declined to rule on whether a Monomoy Road home’s exclusive use as a short-term rental violated zoning laws, citing mootness after the owner pledged to stop renting.

A 3-2 vote upheld the building commissioner’s decision falling short of the supermajority needed to overturn it. While some board members argued that a home solely used as an STR cannot be an accessory use, others said the matter was better suited for Town Meeting or Land Court.

South Lake Tahoe, CA

The El Dorado County Superior Court has overturned South Lake Tahoe’s Measure T, a 2018 voter-approved ban on short-term rentals in residential neighborhoods.

The court ruled that an exemption allowing permanent residents to rent for up to 30 days annually was unconstitutional invalidating the entire measure rather than just removing the exemption. The city now has 60 days to appeal.


East Haven, CT

The East Haven Town Council has postponed its vote on a proposed short-term rental ordinance following pushback over a residency requirement.

The draft regulation mandates that hosts live at their rental properties for at least 183 days per year classifying them as "primary residences." While some residents support regulations to curb excessive partying, others argue that the primary residence rule is overly restrictive. The council will review potential revisions before revisiting the ordinance in the coming weeks.


Glacier, WA

Housing availability in Glacier, Washington is tightening as short-term rentals (STRs) proliferate, with local workers struggling to find long-term options.

While Whatcom County does not currently regulate STRs, a 2023 ordinance directed staff to create a registration system though no progress has been made due to budget constraints. A state bill allowing local STR taxation up to 4% recently passed the Senate and awaits a House vote with proceeds designated for affordable housing efforts.
