Buffalo’s Common Council has approved new short-term rental regulations that restrict future non-owner-occupied rentals to commercial and mixed-use zones while banning them from residential areas.

Existing rentals are protected under a grandfather clause, which was initially omitted but later included. The changes shift oversight to the Department of Permits and Inspections and allow appeals through the Zoning Board of Appeals.


East Hampton, NY

Easthampton has temporarily suspended zoning enforcement on short-term rentals as city officials work to clarify regulations.

The City Council, Planning Board, and Zoning Board of Appeals will determine whether to introduce new ordinances, ensuring a grace period for obtaining permits under any revised rules. Mayor Nicole LaChapelle cited confusion over the city's 2019 opt-in STR tax, which lacks a formal regulatory framework.


Atlanta, GA

Atlanta lawmakers are considering new short-term rental regulations to address disturbances, particularly in multifamily buildings.

The proposed ordinance would require rental permits, cap rentals in apartment buildings, and enforce distance requirements for single- and two-family vacation homes.Councilmember Liliana Bakhtiari emphasized the need for such measures due to ongoing issues in condominiums like The Landmark.

Maui Mayor Richard Bissen has proposed phasing out short-term rentals to address the island's severe housing shortage, worsened by the 2023 wildfires.

A University of Hawaii study found the policy could increase long-term housing supply by 13% significantly lowering condo prices but also shrinking Maui’s economy by reducing visitor spending, eliminating 1,900 jobs, and cutting $60 million in tax revenue. The Maui County Council is expected to review potential legislation in the coming months.


Memphis, TN

Memphis’ short-term rental ordinance passed in 2023 will take effect in July, but recent shootings at Airbnb properties have intensified calls for faster action.

In Midtown, residents reported severe disruptions, including a recent shooting with 90 shell casings found at the scene. Officials continue to monitor the issue while awaiting the ordinance’s implementation, and Airbnb has removed the responsible guest from its platform.
