Bernalillo County, NM

Bernalillo County's short term rental tax dispute has moved into civil court after Assessor Damian Lara filed suit against Treasurer Tim Eichenberg and referred the matter to the State Ethics Commission over an alleged conflict of interest.

At the heart of the case is whether Lara had the authority to reclassify more than 1,000 STR properties as commercial, raising their taxes by around $1.8 million, and whether Eichenberg overstepped his role by reversing those reclassifications.


Kansas City, MO

Kansas City is seeing a 30% surge in short term rental listings ahead of the FIFA World Cup, outpacing every other host city in the country according to AirDNA data.

The city's Major Event short term rental permit program has already approved 275 applications at a discounted fee, adding nearly a third of the city's total STR inventory in just a few months, with several hundred more approvals potentially still to come.


Orleans County, NY

Orleans County passed two local laws affecting short term rentals, voting to opt out of a state required registration system while also expanding its hotel and motel occupancy tax to cover STR properties.

The opt out decision is reversible, with the legislature retaining the ability to repeal the law and rejoin the state registry at a later date. Nearby Ontario County is also considering opting out of the state registry, with a vote expected at the Board of Supervisors' next meeting in May after a public hearing earlier this month drew no comments.

New York City, NY

New York City's Office of Special Enforcement found that 27% of approved Airbnb listings are operating illegally, sending warning letters to 605 hosts for violations including renting entire apartments for under 30 days and exceeding the two guest limit.

Among the most notable cases is Brooklyn landlord Chananya Bineth, who faces a city lawsuit alleging he used fictitious female host profiles to fraudulently obtain registrations for properties that generated over $1.3 million in illegal revenue. The city is seeking $1 million in damages plus $1,000 per day in penalties.


Highland, NY

Highland Town Board approved updates to its short term rental policies at its April 14 meeting, introducing a $1,000 annual permit fee and giving unregistered STRs 60 days to appear before the planning board or face a $1,000 monthly fine for continued operation.

The town has already registered around 68 short term rentals under its existing program, but a lack of a renewal system means a town engineer will now serve as a dedicated STR enforcement coordinator to bring all properties onto a regulated schedule.


Richardson, TX

Richardson City Council approved a 90-day pause on new short term rental registrations at its April 27 meeting, running from May 27 through August 25, to give the city time to collect data on the scope and impact of STRs in the community.

The study will use new software to inventory all registered and unregistered properties, map their locations and identify any neighborhood clusters, with findings expected in September. Existing registered STRs can continue operating normally during the prohibition, and the city could extend the pause if further study is needed.


Tisbury, MA

Tisbury's 75-night cap on short term rentals will remain in place after voters rejected a proposal to remove it at Tuesday's annual town meeting.

Supporters of removing the cap argued it costs the town revenue and disadvantages it compared to other Island towns, while opponents said the limit is an important tool for preserving residential neighborhoods and encouraging year-round housing. A companion proposal to impose a 3% community impact fee on multi-unit STR operators was also defeated, 115 to 46.
