Illinois
Illinois lawmakers are considering a bill that would add a new 4% statewide tax on short-term rentals booked through platforms like Airbnb and Vrbo.
House Bill 5776 would apply to stays under 30 days, with online platforms responsible for collecting and remitting the tax beginning Jan. 1, 2027. Revenue from the tax would fund a new Community Land Trust Fund focused on supporting affordable housing initiatives across the state. The proposal would not restrict or ban short-term rentals, leaving zoning and licensing decisions to local governments.
New York
Rep. Alexandria Ocasio-Cortez criticized Airbnb and other short-term rental platforms, arguing they are worsening housing affordability and displacing residents in communities from Puerto Rico to Jackson Hole.
She said the growth of investor-owned vacation rentals is contributing to rising rents, evictions and shrinking long-term housing supply, especially in tourist-heavy areas. Supporters of stricter regulations point to cities like New York and San Francisco that have already tightened short-term rental rules, while Airbnb argues housing shortages are primarily caused by underbuilding and zoning restrictions.
Westfield, IN
Westfield police arrested three people after uncovering an alleged prostitution operation inside a short-term rental home booked through a rental platform.
Authorities said the property was being used to arrange paid sexual encounters, prompting a search involving local police, the FBI, and Homeland Security. Investigators recovered cash, cocaine, and other evidence tied to prostitution activity.
Elizabethtown, KY
Elizabethtown is seeing a sharp rise in short-term rental applications as more property owners convert homes into Airbnb-style accommodations.
In response, the city adopted regulations requiring permits, zoning restrictions, occupancy limits, and parking rules to address neighborhood concerns about traffic and residential character. Officials say many rentals are serving visitors tied to the local Sports Park and helping ease hotel room shortages.

The tourism boost arrives amid continuing legal uncertainty over Clark County’s short-term rental regulations, as enforcement fines remain temporarily blocked in court. Property owners argue festival visitors contribute valuable economic activity while generally avoiding the disruptive party behavior often linked to STRs.
Flagstaff, AZ
Flagstaff City Council has approved the first reading of updates to its short-term rental licensing program, including raising the annual registration fee from $185 to $250 and adding new safety and compliance requirements.
The changes also expand posting rules for guests, require liability insurance, and introduce stricter standards such as background checks and fire safety measures. Officials said the updates are meant to address rising complaints related to noise, parking, and trash, which are tracked through the city’s reporting system. The second reading will determine whether the changes take effect on July 1.
Birmingham, MI
Birmingham’s planning board has begun reviewing potential new regulations for short-term rentals after the City Commission imposed a six-month moratorium on new rental licenses.

The discussion follows a recent shooting at a short-term rental and includes proposals such as a 30-day minimum stay requirement and zoning changes to better define rental categories. Board members also raised questions about housing density, parking rules, and accountability for property owners. No final decisions were made, and the issue will be revisited at a future meeting.
Okeechobee County, FL
Okeechobee County has adopted new regulations for short-term rentals, requiring annual registration, inspections, and basic safety standards for properties rented for under 30 days.

The rules also set occupancy limits, require smoke and carbon monoxide detectors, and mandate that owners or designated contacts be available 24/7 to address issues. The decision to implement the regulations was unanimously approved.
Tupper Lake, NY
Residents in Tupper Lake are pushing local officials to adopt short-term rental regulations similar to nearby Adirondack communities, citing concerns over neighborhood character, parking, and housing impacts.
Town leaders acknowledged the issue but said enforcement would likely require additional staffing and funding. At a recent state planning forum, officials outlined legal tools municipalities can use to regulate STRs, including permit systems and zoning controls, while warning against rules that favor local residents over outside property owners.
