New Braunfels, TX

In New Braunfels, Texas, short-term rental (STR) operators are entering the summer season with cautious optimism despite ongoing regulatory hurdles.

After a prolonged downturn during the pandemic and continued enforcement of a city ordinance that prohibits STRs in residential zones, property managers like Jedidiah Duer of My New Braunfels Vacation — which oversees more than 90 STRs — report a surprising 35% uptick in bookings for 2025. Duer sees this as a sign of recovery even though a recent court ruling reinforced the city’s ban, limiting inventory and potentially driving up vacation costs.


Miami, FL

Residents in Miami’s Brickell neighborhood are pushing for stronger enforcement against illegal short-term rentals in high-rise buildings where such activity is prohibited under zoning laws.

Condo owners report growing abuse of loopholes such as fake 30-day leases that mask nightly rentals. Airbnb responded by affirming its commitment to working with city officials, but many locals say that enforcement remains too weak to protect their quality of life.


Avon, CO

Avon’s Town Council approved the first reading of a proposal to include The Kestrel, a 24-unit luxury development, in the town’s short-term rental overlay allowing up to three units to be used as year-round STRs due to a 15% cap for properties outside the town core.

The Kestrel’s HOA plans to enforce a three-night minimum to reduce nuisance rentals. The council voted 5-1 in favor, with a final vote set for May 27.
