Nashville, TN

With Nashville hosting the Super Bowl in 2030, residents interested in listing their homes as short term rentals are running into a permit process that the Nashville Area Short Term Rental Association describes as difficult and time consuming.

The city currently offers owner occupied and non-owner-occupied permits at $313 each, valid for 12 months, with properties required to meet zoning, safety and occupancy standards before approval. The association is hoping the city will introduce temporary permits to accommodate the anticipated surge in visitors, and Metro Council member Jacob Kupin said he is open to evaluating ways to make the process more accessible ahead of the event.


Gulfport, FL

Gulfport City Council split its action on ADU regulations May 19, tabling the zoning ordinance that would create specific standards while approving a comprehensive plan amendment that lays the policy groundwork for accessory dwelling units.

Among the issues still to be resolved in the tabled ordinance is how the city's existing short term rental rules would apply to ADUs, as well as whether ADUs should be permitted in the Coastal High Hazard Area. A FEMA response on whether allowing ADUs in flood zones would affect the city's Community Rating System score and flood insurance discounts has been delayed due to a federal shutdown, leaving the zoning details unresolved for now.


Scottsdale, AZ

Scottsdale is reporting stronger short term rental enforcement two years after creating a dedicated task force, with 185 charges filed in the first quarter of 2026 and citations for unlicensed operations up 26% compared to the same period last year.

Total calls for service tied to STRs dropped 29% year over year, which the city says reflects improved response and follow-through on complaints. Housing advocates praised the enforcement push but said the impact will be limited until Arizona adopts stronger statewide short term rental regulations.

Townsend, TN

Townsend has started a 60-day clock for short term rental operators to obtain city permits after the Board of Commissioners unanimously approved two ordinances at its May meeting.

The new permit costs $250, requires annual renewal and inspection and mandates safety features including smoke detectors, carbon monoxide detectors, fire extinguishers and a 24/7 contact who can respond within 45 minutes. STRs will be permitted in B-1 Tourist Business District zones but prohibited in R-1E Low Density Residential Exclusive zones, with one commissioner requesting that Planning Commission consider banning new short term rentals from all residential zones going forward.


Carson City, NV

Carson City's Board of Supervisors approved a new short term rental ordinance Thursday that includes strict rules on occupancy, sanitation and gathering sizes, while also flagging a significant financial consequence for operators.

The city assessor is actively identifying advertised STRs and reclassifying them from the residential 3% property tax rate to the maximum 8% rate. The ordinance caps gatherings at double the home's sleeping capacity, requires hot tub and pool sanitation logs, sets quiet hours at 9 p.m. and bans commercial activity within rentals, with supervisors agreeing to revisit the rules after a couple of years of data collection.


Charlottesville, VA

A Charlottesville city study on short term rental regulations presented to City Council Monday found that the number of STRs has grown significantly since the current rules were adopted in 2015.

Potential changes explored included stricter occupancy proof requirements and a shift to a $500 three-year permit, but staff recommended holding off on changes for now while continuing to monitor the situation. The city is also obligated under a state General Assembly requirement to allow long-term tenants to operate STRs with landlord permission the next time it updates its regulations.


Stowe, VT

Stowe's Selectboard drew hundreds of attendees in person and via Zoom for its May 13 read-through of proposed short term rental amendments that include a cap of 850 licensed STRs and a provision that would sunset non-resident licenses when a property is sold.

The cap is a long-term target rather than an immediate limit, as far more properties are expected to remain active for years, with the ordinance designed to gradually reduce the number through ownership transfers. A hard registration deadline of August 6, 2026 has been set, with non-residents who miss it potentially locked out of obtaining a license for years.


Belfast, ME

Belfast city officials reported to the City Council on May 19 that short term rentals do not appear to be significantly affecting housing availability, with approximately 56 registered STRs making up just 1.5% of the city's estimated 3,850 dwelling units.

Director of Planning and Codes Bub Fournier noted that when the ordinance was adopted in 2023, officials expected STRs to represent around 4% of the housing stock, a threshold the city has not come close to reaching.
