In response to the housing crisis intensified by the 2023 wildfires, Maui County officials are proposing to phase out 7,000 short-term rentals by 2026, aiming to free up units for local long-term housing.
A UHERO analysis predicts nearly 1,900 lost jobs, a $900M drop in visitor spending, and a $60M dip in annual tax revenue. The article also notes that most affected units — small condos with high fees and restrictive HOA rules — aren’t suitable for local families, with only 8% of surveyed STR owners saying they’d switch to long-term rentals.
New Orleans has officially opened the renewal period for Neighborhood Short-Term Rental (NSTR) licenses, which are set to expire on June 30.
NSTR License Renewal Period
To stay eligible, licensees must submit full renewal applications — including attachments — by June 16 and pay permit fees within five days of approval. Renewals also require a valid operator license, proof of rental course completion via a code word, no outstanding violations or building permits, and no property-related debts.
Inspections may be triggered during this period, and owners have 72 hours to respond unless they opt to voluntarily surrender the license, which results in revocation. Those converting to long-term rentals must register for a Certificate of Compliance by June 15.
Buncombe County has paused its short-term rental regulatory efforts in the wake of Hurricane Helene, offering a temporary reprieve to STR operators.


The county’s Ad Hoc Short-Term Rental Committee is no longer meeting, and planning priorities have shifted to long-term recovery efforts and economic development. While this pause delays potential new restrictions, STR owners now face a market downturn, with demand down 28% year-over-year in March.
Short-term rental regulations are officially on the radar in Reno. At its June 4 meeting, City Council will consider directing staff to begin crafting an STR ordinance—a move that could bring new rules for operators of vacation rentals.
If approved, this would be the city’s first formal step toward regulating platforms like Airbnb.
