Pasco, WA
The Pasco City Council is reviewing potential regulations for short-term rentals as officials explore ways to manage the rapid growth of Airbnb- and VRBO-style accommodations in residential areas.

The proposed ordinance would create a permit system requiring operators to meet safety, insurance, occupancy, and parking standards, while also designating a local property representative who can respond to issues at any time. Additional measures would require hosts to provide renters with information about noise restrictions, trash collection, parking rules, and emergency procedures.
San Antonio, TX
San Antonio is seeing a major increase in short-term rental tax revenue after strengthening its STR regulations and tax collection process.

The city reported a 72% jump in hotel occupancy tax revenue from short-term rentals, reaching $9.6 million in the last fiscal year after requiring platforms such as Airbnb and Vrbo to automatically collect and remit taxes on behalf of operators. The changes were adopted through a 2024 ordinance update that also increased permit fees.
Summit County, UT
Summit County, Utah, is considering significant new restrictions on short-term rentals as officials weigh both public safety and housing concerns.
A county subcommittee has drafted preliminary proposals that could prohibit nightly rentals in several remote and mountainous neighborhoods where emergency evacuation routes, road access, and wayfinding are considered inadequate. Areas under review include Summit Park, Timberline, Tollgate Canyon, Stagecoach Estates, Browns Canyon, Lake Rockport Estates, upper Weber Canyon, Samak, and parts of Woodland.

Hudson, OH
Hudson City Council has postponed a final decision on proposed short-term rental regulation changes, extending discussions until at least September as officials seek additional analysis.
The proposed amendments would expand the city’s existing STR framework, which already requires annual permits, occupancy limits, and a local contact available around the clock. New measures under consideration include a 3% bed tax, an increase in permit fees from $100 to $500, a cap of six short-term rentals per ward, installation of noise monitoring devices, and annual reporting to council on STR activity.

Demopolis, AL
The Demopolis City Council has approved a zoning change that clears the way for new short-term rental development at the historic Foscue House property.

The council voted to rezone the site from hotel use to a planned unit development, allowing the owners to construct short-term rental accommodations before beginning renovations of the historic home itself. The decision represents a land-use change designed to support future lodging operations and adaptive reuse of the property, which is listed on the National Register of Historic Places.
Los Angeles, CA
Los Angeles officials are considering a significant increase in short-term rental fees as the city reviews the cost of running its Home-Sharing Program.

The Department of City Planning has recommended raising the nightly home-sharing fee from $3.30 to $5.48, a 66% increase, to better cover administrative and enforcement costs tied to platforms such as Airbnb. The proposal also includes higher application and renewal fees for hosts, with some permitting costs reaching over $400 for standard approvals and more than $11,000 for discretionary extended clearances.
Mountain Home, AR
Mountain Home city officials are set to review a range of municipal updates, including potential changes to short-term rental regulations, as part of an upcoming City Council meeting.
Alongside agenda items covering tobacco-free zones and food truck rules, council members will consider a third and final reading of an ordinance updating the city’s short-term rental policies. The meeting also includes proposals on signage regulations and mobile vendor operations, as well as other city administrative matters such as utility rate studies and public safety items.
