Sarasota, FL

Sarasota City Commissioners voted unanimously to approve 14 updates to their vacation rental ordinance, fine-tuning regulations on proof of ownership, tax documentation, advertising clarity, and safety postings.

Vacation Rental Compliance
The City of Sarasota allows for short-term vacation rentals within Residential Zoning Districts throughout City limits.

However, the meeting also revealed a critical blind spot: the ordinance does not apply to homes in mixed-use zones like those in Gillespie Park where short-term rentals have rapidly multiplied. Residents urged the commission to close this loophole, and commissioners agreed to revisit the ordinance with a possible expansion to include these neighborhoods. Staff will now prepare a report for further review by the end of 2025.


Kansas City, MO

As Kansas City braces for an influx of 650,000 visitors during the 2026 FIFA World Cup, regional leaders are confronting a growing tension between housing tourists and protecting neighborhoods.

With only about 65,000 hotel rooms available within 100 miles, attention is turning to short-term rentals. Many metro-area cities have spent recent years tightening regulations on platforms like Airbnb and Vrbo. Local policies now often include caps, owner-occupancy rules, and licensing requirements, reflecting a global trend to preserve long-term housing, curb nuisance complaints, and collect tax revenue. Whether these limits will flex to meet World Cup demand remains a key question for policymakers.


Cheektowaga, NY

The Town of Cheektowaga is pushing forward with new short-term rental rules that specifically target properties owned by LLCs, which have increasingly been linked to foreign investors and potential neighborhood disruption.

During the July 22 Town Board meeting, members agreed to finalize a draft law and hold a public hearing on August 12, with a vote anticipated by August 26. The law would require all LLC-owned properties to designate a responsible contact person to ensure legal accountability.


Georgia, VT

Georgia’s selectboard is preparing to regulate short-term rentals for the first time, following state recommendations and growing local concern about housing availability.

At the July 14 meeting, officials discussed a new draft ordinance designed to track and license rental units, require emergency contacts, and prevent false advertising—especially about occupancy limits. While the town currently has fewer than 20 STRs, zoning administrator Doug Bergstrom warned that issues like wild parties and overcapacity are rising, and the town has no real tools to address them.
