Las Vegas, NV

Las Vegas continues to grapple with a complicated short-term rental landscape, with over 13,000 listings in the area but only about 7% operating legally under local licenses. Despite a 2021 Nevada state law mandating tighter regulation and enforcement, many rentals remain unlicensed due to what owners call a burdensome and restrictive process.

Short-Term Rentals

As of March, only 174 licenses had been approved, leaving hundreds pending and many more operating underground. Jackie Flores, head of the Greater Las Vegas STR Association, is leading a federal lawsuit arguing the current laws violate property owners’ constitutional rights, calling for streamlined licensing. She emphasizes that STR guests still contribute to the Strip economy, and that affordability, privacy, and flexibility are driving demand for rentals despite hotel industry opposition.


Dexter Township, MI

Dexter Township is weighing its next steps on short-term rental regulation after a year-long study by a specially formed committee was submitted to the Board of Trustees, accompanied by recommendations from the planning commission.

The issue arose after a resident formally requested the township permit STRs, prompting officials to explore potential frameworks. In response, the township is considering allowing STRs with restrictions—most notably, prohibiting them in lakeside areas. A special meeting to discuss this proposal is scheduled for August 12.


West Fargo, ND

West Fargo is progressing toward a formal short-term rental ordinance, with city leaders discussing the issue Monday night following initial committee work focused on crafting an action plan.

Prior considerations have included occupancy limits and parking requirements, and this latest meeting featured a review of how other cities are handling STRs. Residents voiced a range of opinions, from calls for stricter measures like mandatory background checks on all guests to support from responsible operators seeking fair, balanced regulation.

To better gauge public opinion, the city will launch a resident survey running from August 1 through August 22, with officials hoping it will guide them toward a middle-ground solution.
