Gila County, AZ
Gila County has updated its short-term rental ordinance, Ordinance No. 2025-01, which governs vacation rentals like Airbnb and Vrbo in unincorporated areas.

Originally adopted in 2023 to address residents’ concerns, the rules were later revised in 2025 after county officials surveyed property owners and gathered feedback from across the region. The updated regulations aim to balance community concerns with the needs of short-term rental operators.

Hudson, WI

Hudson’s City Council meeting on August 4 centers on potential changes to short-term rental rules, highlighting enforcement gaps and ways to preserve residential integrity. Members consider denying licenses to owners with ongoing violations, framing them as privileges subject to good compliance records.

A grandfathering plan is floated to allow current, compliant license holders to continue operating until ownership changes, alongside ideas like mandatory partial owner occupancy, a 300-foot separation rule to avoid rental clustering, and a running list of problem properties to strengthen oversight.


Middletown, RI
Middletown’s Town Council is weighing changes to its short-term rental ordinance after residents raised concerns about adaptive reuse properties being turned into transient accommodations rather than long-term housing.

At the August 4 meeting, Lawrence Frank urged the council to ban STRs in newly converted apartments to ensure such developments meet community housing needs. Council members noted that adaptive reuse projects with more than four units must now include affordable housing, but some developments were approved before this rule, creating potential loopholes


Evanston, IL

Evanston’s updated comprehensive plan takes direct aim at the short-term rental market by advancing a ban on non-owner-occupied units, reflecting a growing push to keep housing available for full-time residents.

The council also endorsed zoning reforms that could increase the supply of multi-unit housing and make smaller lots and homes more viable for development. However, these changes are tied to specific conditions, including cost reduction and improved predictability for developers. As the Aug. 18 adoption deadline nears, the plan remains a work in progress, and additional amendments are expected before it is finalized.

Millvale, PA

Millvale is set to hold a public hearing on Aug. 12 to consider rezoning 127 Howard St. from residential to commercial to allow a developer to rehabilitate an existing vacant house for use as a short-term rental.

The lot borders a commercial area, and while the property could host an STR under current residential zoning with a use variance, zoning officials say that would create a nonconforming use. Similar parking negotiations are underway for another STR at 141 Evergreen Ave., which is already zoned commercial.
