Florida lawmakers are advancing a new legislative package aimed at reducing child drownings, including a bill that directly targets safety risks in short-term vacation rentals.

Senate Bill 608 would require all licensed STRs with pools to install at least one safety feature, responding to data showing 12 child drownings at rental properties so far this year. The proposal highlights that Airbnb-style rentals currently face no additional pool-safety requirements.

Ocean City has extended its short-term rental moratorium for another year pushing the expiration to Jan. 3, 2027, and continuing the halt on new STR licenses in residential areas and mobile home communities.
The decision follows recent internal discussions on potential regulatory changes. Town officials are weighing options such as a seven-night minimum stay, license caps, and limits on corporate ownership. The moratorium may be lifted early if new rules are adopted before 2027.
Nantucket’s corporate STR ban has failed to stop major players like Heirloom, which continues to run luxury rentals by holding each property under LLCs linked to its founder.
Because the bylaw exempts LLCs with natural-person members, the town acknowledges these rentals as legal. STR advocates and critics alike worry the loophole allows investor-driven operations to bypass the rules voters supported. Closing it could take years and may risk penalizing residents who structure their property ownership through LLCs.

After nearly two years of discussion, Waynesville’s planning board voted to reject any new rules on short-term rentals, effectively halting efforts to define or regulate STRs in town.
The proposed ordinance was minimal, offering only basic standards like parking and trash requirements, but most board members said even those went too far. The decision now heads to the town council for acknowledgment.

Kansas City has updated its short-term rental ordinance ahead of the 2026 FIFA World Cup, allowing the city to declare a “major event period” of up to 90 days to expand lodging options.

During this period, residents can apply for temporary STR approval at a reduced $50 fee to help meet expected visitor demand. The ordinance also introduces stricter penalties, including one- and three-year bans for violations. Applications open Dec. 15 through CompassKC.
Green Bay’s City Council voted to scrap all existing short-term rental proposals and directed staff to draft an entirely new set of regulations with input from the Equal Rights Commission, community members, and the STR Alliance.
This resets earlier ideas like a 180-day cap and seven-night minimum stay, both previously rejected. Only two measures still have support so far: a three-strikes nuisance policy and a requirement for owner contact information to be posted at each property.

National City is introducing its first regulations on short-term rentals, capping permits at 45 per council district and temporarily halting all STR operations until applications open next year.
Operators must live in the city or within a quarter-mile of their rental, and non-hosted owners will be limited to one property. The ordinance adds fines up to $1,500 and allows immediate permit revocation for felony-related incidents. A new 10% transient occupancy tax is expected to generate significant revenue as the city builds an online permit portal.
Encampment has enacted a temporary moratorium on short-term rental permits while officials study the impacts of STR growth on housing, safety, and property values.

Despite the ban, the Town Council approved one pending permit because it was submitted before the moratorium took effect. The vote passed only after the mayor broke a tie. A draft resolution is expected to be brought forward in an upcoming meeting.
