Atlanta Says No More STRs in Home Park

It’s official: Atlanta’s Home Park neighborhood won’t see any new short-term rentals moving in. After a heated debate, City Council voted 11–2 this week to block new permits for Airbnbs and other vacation rentals in the area. Those already operating legally can keep going, but the door has closed on newcomers.
The decision comes after years of tension over how STRs affect neighborhoods. Councilmember Byron D. Amos, who represents Home Park, has long argued that rentals were crowding out full-time residents. His earlier effort to tie rentals to owner-occupied homes fell flat in 2023. This year, his revised proposal cut straight to the point: no new STRs in the neighborhood.
Residents say the change is badly needed. With Georgia Tech students and a growing crop of STRs, Home Park feels less like a community and more like a transient stop. Only about 25% of homes are owner-occupied, according to a Georgia Tech study, and locals like Dan Bringman believe that’s hurting the neighborhood’s stability. “We need more residents to care for Home Park daily,” he said, urging Council to act.

Still, not everyone is convinced this is the right solution. Airbnb blasted the move, arguing that it strips homeowners of income and limits affordable lodging choices for travelers. Councilmember Liliana Bakhtiari acknowledged the dilemma, saying she wanted to support residents who rely on STRs but couldn’t ignore the broader housing squeeze caused by unchecked rentals.
The resolution now heads to the mayor’s desk, where it’s expected to pass. Once signed, the ban will take immediate effect.
For now, Atlanta is sending a strong signal: the balance between housing needs and rental profits has tipped, and Home Park is the testing ground for tighter rules. As the city continues grappling with housing shortages, this neighborhood’s ban may not be the last.
