Bedford Sets Boundaries on Short-Term Rentals

Bedford is setting some breathing room between its short-term rentals. In a June 24 vote, the City Council passed a zoning amendment that now prohibits STRs from being located within 1,000 feet of one another.

The move is the latest in a series of efforts to manage the growth of STRs while addressing ongoing concerns from residents. According to city leaders, clusters of STRs in tight areas have led to complaints about parking problems, noise, and other quality-of-life issues. This new rule aims to stop those kinds of scenarios before they start.

For those already operating legally—even within 1,000 feet of another rental—there’s no need to worry. The city included a grandfather clause, allowing current STRs to continue operating under their existing permits. It’s a thoughtful nod to property owners who’ve been following the rules from the beginning.

Not all hope is lost for future STR hopefuls, either. The ordinance opens the door for property owners to apply for a special exception to the 1,000-foot rule. They’ll need to demonstrate that their property won’t cause undue harm to the surrounding neighborhood—especially when it comes to parking availability or disruptions to the area’s overall peace and quiet. These requests will be reviewed by the Bedford Board of Adjustment, offering a case-by-case approach to flexibility.

Importantly, this move comes within the bounds of existing legal limitations. Courts have already drawn lines on what Texas cities can and can’t do when it comes to STR regulation. But Bedford is using every tool available to keep things in check and make sure that the growth of STRs doesn’t outpace the comfort of its residential areas.

Currently, there are between 50 and 70 active STRs operating in the city. By spacing out future permits, Bedford hopes to keep that number from ballooning in concentrated neighborhoods—and to reduce the friction between guests and long-term residents.
