Lake Forest Short-Term Rentals in Limbo as Vote Delayed

Lake Forest’s short-term rental (STR) community is making its voice heard as the neighborhood’s property owners association (POA) weighs a possible ban on STRs. What began as a proposed amendment scheduled for a vote in late August has now become a flashpoint for debate about property rights, neighborhood character, and transparency.

POA President Byrian Ramsey has framed the ban as a response to safety and property value concerns, citing resident complaints about “rotating door” guests undermining the community’s stable, family-friendly vibe. But STR owners in Lake Forest are telling a very different story.

Several hosts say they were blindsided by the proposal and received little to no notice before it was drafted. MacLain Rigdon, who owns an STR and lives next door to another one, argues the fears are exaggerated. Rigdon points to a Daphne Police Department report showing only six calls tied to STR addresses over the past year — none of which resulted in police reports. “The claims about crime are false and libelous,” Rigdon wrote in a letter to the board.

Other hosts, like Jason Robinson and David and Cynthia Gardner, stress that STR platforms require rigorous vetting and self-policing. Robinson notes that poor ratings can tank a listing, incentivizing owners to maintain high standards. The Gardners describe using cameras and motion detectors to keep rentals secure and rule-abiding.

Frustrated with what they see as one-sided messaging, owners have even proposed creating a committee to address “bad apple” properties and build trust. Yet they say their questions to the POA remain unanswered. Christopher Lundy, who rents out his own home, warned the board that a blanket ban would devastate local homeowners who invested heavily under the existing rules.

For now, the future of STRs in Lake Forest remains up in the air. Ramsey told reporters that the board is still working on a revised amendment but offered no timeline for a vote. Until then, Lake Forest stands as a vivid case study in the national debate over balancing neighborhood stability with homeowners’ right to host short-term guests.
