STRs Under New Rules in East Drumore: What Hosts and Guests Should Know

Say goodbye to the wild west of short-term rentals in East Drumore—new zoning changes are officially in place to bring order, oversight, and safety to the local rental scene.
During a May 1 meeting, East Drumore Township supervisors unanimously approved sweeping updates to their zoning ordinances that redefine what counts as a short-term rental and lay out stricter rules for how they operate. Now, any residential unit rented out for 30 days or less falls under the STR definition—including bed-and-breakfasts, which are no longer recognized as a separate category. Instead, they’re now treated as a single short-term rental unit, even if rooms are rented individually.
These changes mark a significant shift toward regulation and responsibility. Owners must now equip each rental with smoke detectors in every bedroom, hallway, and on every floor. A visible floor-plan map must also be posted by the main exit to help guests navigate emergencies.
In terms of who can stay: the new rule caps occupancy at two people per bedroom, and the primary renter must be at least 21 years old. A notice must also be posted inside the property warning guests that noise violations and other disturbances could lead to fines—no exceptions.
Hosts, too, face more responsibilities. They must list their name, contact info, and address prominently inside the rental, and someone must be available within 15 miles to respond to emergencies or complaints. Before getting a green light to rent, property owners need a special exception from the township and an inspection by the zoning officer to confirm they meet all requirements. Properties must be re-inspected every three years.
On top of that, hosts need to prove they’ve registered with the Lancaster County Treasurer to pay hotel and room taxes—a reminder that STRs are now being treated like professional lodging businesses.

These updates aim to create a fair playing field for property owners while protecting neighborhood integrity. As the township steps into this new era of STR regulation, residents and hosts alike are encouraged to stay involved.
