Englewood City’s latest Board of Adjustment and Appeals meeting on August 13 showcased a community caught in the middle of change. With short-term rentals (STRs) becoming more popular, residents turned out in force to urge city leaders to set firm boundaries before things spiral out of control.

Occupancy caps led the discussion. Should guest numbers be tied to how many bedrooms a home has, or perhaps how many cars can fit in the driveway? Residents worried that without limits, big groups would pour into their quiet neighborhoods, altering the very character of their community.

Noise topped the complaint list. Several residents called out the risk of parties, weddings, and late-night outdoor gatherings disrupting the area’s peace. The idea of quiet hours came up, but skepticism lingered—how could those hours actually be enforced?

At its core, the debate wasn’t just about logistics. Many locals expressed fear that STRs, with their revolving door of guests, would erode the community spirit that makes Englewood appealing. “We moved here for a neighborhood, not a hotel strip,” one resident said.

The board also fielded tough questions about enforcement. If rules are broken, will hosts face fines, or could they lose their permits altogether? Residents want to know their complaints will actually lead to action, not just empty promises.

While some acknowledged that STRs can serve useful purposes—like offering housing for hospital visitors—the overall tone was one of caution. Residents made it clear they’re not against visitors, but they want strong protections in place to keep their neighborhoods intact.
