Ithaca’s New STR Rules Go Live June 1: Time to Get Your Permit in Order

Ithaca’s new short-term rental (STR) rules are about to get real. Starting June 1, the city’s full STR ordinance takes effect bringing a wave of new requirements for hosts—and hefty penalties for those who don’t comply.
👉Here’s what you need to know if you’re an STR operator in Ithaca:
🔑 Live Where You Rent: You must live on-site in the property you’re renting. The city’s cracking down on investors running STRs remotely.
🔍 Permits & Paperwork: To get a permit, you’ll need to prove your property is your primary residence, pass a safety inspection, pay a $400 annual fee, and register for occupancy and sales taxes.
📋 Transparency on Listings: All STR listings must include the permit number—no more flying under the radar.
đźš« No Corporate Owners: STRs must be individually owned; LLCs and business entities are out.
đź’¸ Fines for Noncompliance: Break the rules, and you could face fines up to $500 per day and lose your permit eligibility for three years.
Short Term Rental Application
The city has set up open office hours to help hosts get their permits sorted. The next session is May 27 at City Hall. If you’re not sure how to navigate the rules, it’s a good time to ask questions.
