Short-term rental hosts in Lewisville just got a little breathing room. On October 6, 2025, the City Council narrowly voted 4–3 to raise the cap on active STR permits from 130 to 150—an adjustment that signals the city’s willingness to balance growing demand with community control. While the increase gives more property owners a shot at joining the local STR market, it’s not a free-for-all. The new vote also comes with updated rules on how rentals are inspected, spaced out, and occupied.

Under the new ordinance, each short-term rental will undergo more rigorous inspections to ensure compliance with safety and property maintenance codes. The city is also adding new spacing requirements, preventing STRs from clustering too tightly in certain neighborhoods. That’s a nod to residents who’ve voiced concerns about noise, parking congestion, and neighborhood character. On top of that, new occupancy limits are being rolled out to keep guest loads in check, making sure rentals don’t turn into full-blown party houses.

For many local hosts, this expansion feels like a win. STR operators have long argued that the city’s previous cap of 130 permits was too restrictive, leaving many applicants on hold while tourism and local events continued to bring in short-term visitors.
