Macon’s New Short-Term Rental Tax Takes Shape

Macon-Bibb County has officially flipped the switch on its new short-term rental occupation tax, and while the policy is now law, its real-world impact is still unfolding. As of January 1, guests staying in short-term accommodations including Airbnbs, Vrbo listings, hotels, and campgrounds are paying an added $3 per night for stays under seven days. Longer stays receive reduced rates or exemptions, a structure designed to soften the blow for extended visitors.

County leaders estimate the tax could generate up to $2.5 million annually, revenue that may be used to support large-scale tourism and entertainment projects.

Local lodging operators are watching closely. Charles Olsen of the 1842 Inn says it’s simply too early to measure changes in booking behavior. While his property has historically generated significant tax revenue for the county, he acknowledged that competition with surrounding counties is always a factor. Travelers comparing nightly rates may opt to stay in nearby communities like Perry or Forsyth if costs feel noticeably higher in Macon.

Former short-term rental host John Charles Griffin takes an even more relaxed view. From his experience, he believes only a small fraction of travelers will object to the added fee. Most, he says, won’t “sweat” an extra $3 a night, especially when stacked among existing sales and lodging taxes.

Olsen pointed out that visitors frequently ask about downtown safety and vehicle security issues that directly affect guest experience and reviews for short-term rentals.
