New York Cracks Down on Short-Term Rentals with Statewide Registry

📣Big news for New York hosts: A new statewide short-term rental registry is now in effect adding a hefty dose of oversight to an industry that rakes in over a billion dollars a year. The law, which took effect after Memorial Day, requires platforms like Airbnb and VRBO to submit detailed reports to counties. That means information on bookings, addresses, occupancy nights, and taxes collected will all be tracked and shared.

The goal? Level the playing field with hotels and motels which have long complained about STRs operating in the shadows. Supporters argue this transparency is necessary to claw back hundreds of millions in lost tax revenue—an estimated $550 million statewide, according to an All The Rooms report.

But not everyone’s cheering. Airbnb says the law will create red tape nightmares for hosts and put their personal data at risk. They warn that counties might have to hire extra staff just to handle the paperwork let alone track down rule-breakers. They also argue there’s little evidence such laws help with housing affordability—citing New York City’s own STR rules where rents and vacancy rates have kept climbing.
