New Rules on the Way for Roswell’s Short-Term Rentals
Heads up, short-term rental hosts in Roswell: big changes are coming your way. The City of Roswell is stepping up its oversight of Airbnb and VRBO properties, aiming to make sure guests stay safe while visiting the city.
After a May 13th meeting, the Committees of Council are moving forward with a new proposal that would require all short-term vacation rentals to undergo annual safety inspections just like commercial buildings.

The legislation will require all hosts to register their properties with the city’s Business Registration office. This step allows the Fire Marshal’s office to schedule yearly inspections and ensures that public safety and emergency responders have a 24/7 contact for each property in case of emergencies or complaints.
Councilwoman Sarah Beeson summed it up perfectly:
“We want to be able to have people stay here, we just want them to be able to stay here safely.”
The good news? The cost of running this new program will be covered by the existing hotel/motel tax collected from short-term rentals, so there’s no extra tax burden for homeowners or the community.
Roswell’s City Council will take a final vote on the legislation on June 9, and if approved, the new rules will kick in on January 1, 2026.
