San Antonio STR Debate Heats Up Over Permit Push
San Antonio’s ongoing short-term rental saga took another twist during the August 4 Board of Adjustment meeting. A proposal to increase STR permits at a single residential property sparked back-and-forth opinions among commissioners, spotlighting the community’s mixed feelings on what role rentals should play in their neighborhoods.
At the heart of the debate: a request to allow multiple STR permits at a property near a military base. The homeowner had done their homework—offering off-street parking, earning praise from guests (many of them military personnel), and garnering zero opposition from neighbors or the local association.
Commissioner Benavides gave the proposal a nod, calling it a “clear transition” without new construction or units involved. Another board member echoed this, suggesting the expansion fit within the spirit of existing zoning allowances.

But then came the pushback. Commissioner Stevens questioned whether there was even a procedural need to increase permits, pointing out that the city confirmed just one active STR license for the property. He floated the idea that the home might better serve local renters instead of becoming a multi-permit rental hub. Commissioner Dean also shared doubts about bending the usual rules to accommodate this one case.
No decision was reached that night, leaving the issue up in the air. The meeting closed with uncertainty as the board gears up for further review and deliberation.
With STRs booming across Texas cities, San Antonio’s efforts to tighten (or relax) the rules are being closely watched. This latest permit proposal could set a precedent—or hit a dead end. Stay tuned.
