Saratoga’s STR Shake-Up: New Rules Take Effect This Summer

Saratoga Springs isn’t just planning for a packed summer—it’s also rolling out a major new regulation that will impact hundreds of short-term rental (STR) owners in the city.
As part of a broader effort to get a handle on the booming vacation rental market, the city will launch its official STR registry within weeks. The move follows months of policy development spearheaded by Accounts Commissioner Dillon Moran, who says the digital registration portal will go live by early June.

Property owners will soon receive letters with step-by-step directions on how to register. Once the portal is live, they’ll have 90 days to comply before the city begins enforcing the new rules in the fall.
🔆 Highlights of the new program: 🔆
🏠 Properties can only be rented short-term up to 150 days annually.
🆘 Local emergency contact required within 50 miles.
🧯New fire safety inspections and 📲 24/7 complaint hotline in place.
📝 Registration cost: $100 for primary residences, $750 for non-primary properties.
The city teamed up with vendor Granicus to identify STRs, and so far, they’ve already found about 90% of the estimated 1,200 units in Saratoga. The legislation also updated its language to reflect "primary" vs. "non-primary" residences, a move Moran says was shaped by public feedback.
“We’re not trying to stop people from renting,” Moran explained. “We’re just trying to bring some structure and fairness to a growing market.”
