New Rules, Same Boom: STRs Hold Strong in Saratoga
Even as Saratoga Springs rolls out new regulations for short-term rentals, the local market is showing no signs of slowing down. Tourists are arriving in droves for track season, and locals are still welcoming guests — but soon, they’ll have a few more hoops to jump through.
At the core of the city’s new approach is an online registration system set to launch in the coming weeks. Once active, all STR hosts must register their properties, pass a fire safety inspection, and adhere to updated rules including a 150-night cap and ensuring an emergency contact resides within 50 miles of the property.

Commissioner of Accounts Dillon Moran framed the move as a way to reclaim residential character while keeping the rental economy alive.
“Homes are for people,” Moran said. “Not to be turned into hotels in our residential neighborhoods.”

Local real estate pro Krista Palumbo backed up the city’s intention, saying most STR hosts in Saratoga are simply community members making ends meet — not corporate investors.
“These aren’t big property management companies,” she noted. “They’re everyday people trying to make a little extra money and be good hosts.”
Despite some worries about added bureaucracy, Palumbo said the market is still very active especially around high-traffic zones like SPAC and the racecourse. Her advice to new hosts? “Know the rules, be prepared, and use the 90-day compliance window wisely.”
What’s clear is that Saratoga Springs isn’t trying to squash short-term rentals — it’s trying to structure them. By introducing registration, inspection, and location requirements, the city hopes to prevent STR saturation while protecting the people and neighborhoods that give Saratoga its identity.
