Somers Point Considers Stricter Short-Term Rental Rules: Minimum Stay Could Jump to 7 Nights

Somers Point City Council is weighing a major change that could affect hosts and visitors alike. On May 22, council voted 5-2 to introduce a measure that would extend the minimum stay for short-term rentals from three nights to seven. The goal? Cut down on the quick turnover that’s been stirring up complaints from residents.

Councilman Sean McGuigan has been a vocal critic of short-term rentals, arguing they disrupt neighborhoods. He says a seven-night minimum will reduce the parade of different guests and the potential for rowdy parties.

“In nine nights, you could have three different families next door,” he said. “Let’s stretch that out.”

Not everyone agrees. Councilwoman Janice Johnston and Councilman Rick DePamphilis who both helped craft the 2023 regulations, say the three-night rule works just fine. Johnston argues the issue has been studied “to the Nth degree” and sees no need to change. DePamphilis warns a longer minimum stay could be too restrictive.

The city first took up STR regulations in early 2023, requiring hosts to register, maintain properties, and live nearby or hire a local manager. They also set occupancy limits, fines for nuisance issues, and a tax. Now, the focus is on fine-tuning—some say to protect neighborhoods, others say it could push hosts out of business.
