Tahoe Council Eases STR Rules Despite Housing Concerns


South Lake Tahoe Removes STR Buffer, Sets Cap

The city council has voted to ease restrictions on short-term rentals, removing the 150-foot buffer between properties and replacing it with a cap of 900 permits in residential areas.

Judge Gary Slossberg voided Measure T on March 13, and on April 1 the council chose not to appeal. Instead, officials enacted a 45‑day moratorium on new permits while drafting updated regulations. On March 24, the council passed the second reading of amended rules, which take effect April 23.

Supporters say the changes will boost tourism and level the playing field for property owners. Roughly 300 homes previously denied permits can now apply, adding to 382 already approved.
Critics warn the move will worsen the housing crisis. Councilmember Scott Robbins said families are being displaced. “Families have fled Tahoe to be replaced by retirees and second-home owners who don’t live here,” he said. “The result is a reduction in workforce, a reduction in businesses that serve local needs instead of tourist needs, and a catastrophic decline in school funding.”
