Attention, STR Hosts: Tax Crackdown Hits Warren County

Attention, STR Hosts: Tax Crackdown Hits Warren County
If youâre renting out your place in Warren County for short stays, hereâs a heads-up: thereâs a new tax law in town, and it could hit your wallet if youâre not careful.

New York State now strongly requires that short-term rental hosts collect state sales tax on every booking of 30 days or fewer in light of the NY State law that took effect March 1, 2025. But it doesnât stop there â Warren County is also ramping up enforcement of its Occupancy Tax, and hosts must register with the county to stay in compliance.
Failure to register could lead to $1,000 fines, plus penalties and interest on past rentals. And donât think your booking site has you covered â not all platforms are playing by the same rules.
Occupancy Tax Information and Forms
For example, VRBO began collecting and remitting both state and county taxes in April, but Airbnb only collects state tax. With over 100 other booking platforms on the market, itâs up to hosts to confirm that taxes are properly handled.
Treasurer Christine Norton warns this rollout may take 9 to 12 months to fully sort out, and in the meantime, STR owners must stay alert:
âValidate that both the Warren County Occupancy Tax and NYS STR Sales Tax are being collected â otherwise, youâll be paying them yourself.â
On top of that, previous tax exemptions are now gone. Whether you run a single cottage or a few bungalows, youâre no longer off the hook. Both county and state taxes now apply, regardless of the number of units.

So what should you do? Start by checking the Warren County Treasurerâs website for updated tax rules and registration details. It's better to be proactive than surprised by a bill down the road.
