Ruidoso’s Short-Term Rental Ordinance: New Rules and How They Affect You

Ruidoso has officially passed Ordinance 2025-01, introducing comprehensive updates to the regulations governing short-term rentals. Designed with safety and community welfare in mind, these changes will affect property owners, renters, and the local community.


The most notable update is the requirement for property owners to obtain a short-term rental permit which will cost $565 and need to be renewed annually. Properties must also undergo inspections every two years at a cost of $50, with re-inspection fees applied if initial safety standards aren’t met. This ensures all properties are up to code, particularly regarding fire safety and occupancy limits, which are now set at no more than two adults per sleeping unit.
Additionally, owners are now responsible for ensuring that contact information and safety procedures are clearly posted in each unit, and the use of fire pits or open flames is banned. A late renewal fee of $300 will be applied if permits aren’t renewed on time, and failure to comply with regulations could lead to fines or suspension of permits.
Property owners will also need to notify neighbors within 200 feet of their rental permit application, with a $25 notification fee. This ensures that the community stays informed and involved in the process.
