Indian Rocks Beach, FL

The debate over short-term rentals in Indian Rocks Beach remains heated as residents continue to press for stronger enforcement of 2023 rules affecting platforms like Airbnb and VRBO. City commissioners voted in January to relax rules but postponed adoption in February.

Meanwhile, the city has begun issuing fines for registration violations following hearings on the matter. In response, the city introduced a hotline for residents to report non-compliant properties.


Summit County, CO

A Summit County homeowner has filed a class action lawsuit against the Upper Blue Sanitation District claiming the district is charging unfair and excessive fees to homeowners who short-term rent their properties.

The lawsuit argues that the district is violating Colorado law which prohibits unreasonable fees for wastewater services, and seeks restitution for affected homeowners.


Monterey, CA

The Monterey City Council is intensifying enforcement of its short-term rental ban to address the housing shortage caused by homeowners renting out properties for brief periods, thus reducing the availability of long-term rental housing.

While Monterey Bay Renters United supports the city's crackdown on absentee owners, they note that some homeowners continue to evade regulations. The city has taken various measures over the years, from sting operations to banning advertising by platforms like Airbnb and Vrbo for non-compliant listings.

Effingham, IL

The Effingham Water Authority (EWA) has announced upcoming changes to its short-term rental ordinance set to take effect on July 1.

The new regulations aim to clarify the number of minors allowed on properties, mandate at least two adults for every six minors, and adjust parking provisions, allowing between one and four parking spaces depending on availability.

Violation procedures are also stricter with fines still applicable even if issues are corrected within 24 hours, and an immediate license revocation if a violation isn't resolved. Additionally, the annual license fee will increase from $750 to $1,000.


Lee, MA

Lee residents will vote on 17 articles during the town's May 8 Town Meeting, with the election set for May 12.

One major topic up for approval is the proposed fiscal year 2026 General Fund Operating Budget, which includes a $24.3 million total, reflecting a 6% increase from the previous year.

Two articles on zoning bylaws will also be voted on: one regarding accessory dwelling units (ADUs) and another about short-term rentals (STRs). The ADU bylaw in compliance with recent state legislation, sets limits on size and requires specific parking provisions, while the STR bylaw mandates registration, property manager requirements, and rules on parking and safety.


Newberg, OR

The Newberg Planning Commission will hold a public hearing on May 8, 2025, at 7 p.m. at the Newberg Public Safety Building and via Zoom to discuss proposed amendments to the city's vacation rental home regulations.

These code amendments aim to address the growing concerns surrounding vacation rentals in the area. Residents and interested parties are encouraged to review the staff report which will be available one week before the hearing.
