Madison, AL
The Madison City Council is continuing discussions over possible short-term rental regulations as officials weigh whether STRs should remain in residential neighborhoods and what restrictions may be necessary moving forward.

Council members said the city has been working for months to develop a framework that balances community complaints with tourism demand and the lodging tax revenue generated by platforms like Airbnb and VRBO. The proposed ordinance has already advanced through the planning committee and is scheduled to return to council on June 22.
Albany County, NY
Albany County lawmakers have approved a new measure that will apply the county’s existing 6.5% hotel occupancy tax to short-term rentals like Airbnb and VRBO beginning in 2026.

The legislation also creates a registration and reporting system requiring STR operators to register their properties, obtain registration numbers and file periodic tax returns to improve oversight and compliance. Officials said revenue from the tax will help support tourism promotion and regional facilities such as the MVP Arena and Albany Capital Center.

Simi Valley, CA
The Simi Valley City Council voted unanimously to regulate and tax short-term rentals rather than ban them, ending more than a year of debate over Airbnb-style properties in the city.

Beginning next year, STR operators will need annual permits, city inspections, off-street parking, noise-monitoring devices and rapid response plans for nuisance complaints, while unpermitted operators could face escalating fines. The ordinance also limits owners to one STR, prohibits apartments from participating and imposes a 10% occupancy tax collected through booking platforms, with city officials projecting more than $150,000 in annual net revenue.

Collier County, FL
Collier County officials are preparing a November ballot measure that would raise the county’s tourist development “bed tax” by 1% on hotel stays and short-term rentals, with the additional revenue aimed at expanding tourism infrastructure and growing sports tourism across Naples and Southwest Florida.
Much of the funding would support upgrades to the Paradise Coast Sports Complex, which leaders say could attract larger tournaments, increase year-round visitation and generate more overnight stays tied to youth and amateur sports events.
Cleveland, OH
Ahead of Memorial Day weekend, Airbnb is activating its anti-party technology to screen short-term rental bookings and prevent reservations it considers high-risk for unauthorized gatherings.

The system may block users from booking entire homes or steer them toward private rooms or hotels, with about 11,000 people nationwide affected during the 2025 holiday weekend. The company says the measure supports enforcement of its party ban policy, which targets disruptive short-term rental use during high-demand travel periods.
Reno, NV
Reno City Council candidate Matt Johnson unveiled a proposal to regulate short term rentals in a city that currently has between 1,100 and 1,750 STRs operating without any formal registration system or regulatory framework.
Johnson says his plan, modeled after programs in Henderson and Washoe County, would generate at least $1 million annually in registration fees while creating accountability measures for an industry he argues has been operating without the rules applied to hotels and long term landlords.
