Madison, AL
Madison is moving closer to adopting its first short-term rental regulations, with city leaders set to hold a June 22 public hearing on a proposal that would cap STRs at 190 properties citywide.
Residents have raised concerns about allowing STRs in single-family neighborhoods, citing housing affordability, neighborhood character, and safety issues, while a petition opposing their expansion has gathered more than 90 signatures. City planners have recommended restricting STRs to business and mixed-use areas rather than residential neighborhoods.
Pasco, WA
The Pasco City Council is considering new short-term rental regulations that would establish local operating standards for Airbnb, Vrbo, and other rental properties that are currently largely unregulated by the city.



Proposed measures include licensing requirements, local contact information, parking controls, safety and inspection standards, and rules designed to address neighborhood impacts and housing concerns. A final vote is expected in early August, with compliance deadlines extending through the end of the year.

Ridgefield, CT
Ridgefield’s Planning and Zoning Commission has advanced proposed short-term rental regulations after closing a public hearing on amendments that would establish new definitions, permitting requirements, reporting standards, and operating rules for STRs.

Commissioners discussed issues including enforcement, signage, and whether rentals operating fewer than 14 days annually should face reporting requirements. While there was general support for the framework, the commission postponed a final vote until June 23 to allow for additional review and revisions to the draft ordinance.
Nantucket, MA
Nantucket officials are using new data from the town’s short-term rental registry to better understand the scale and ownership patterns of the island’s vacation rental market.

A recent presentation to the Select Board found that more than 1,600 STR permits are active, with over 80% owned by non-residents, prompting discussion about whether the market is shifting toward investor and seasonal ownership. Some stakeholders expressed concern that properties with multiple permits could signal larger commercial operations, while others argued that seasonal ownership and short-term renting have been longstanding parts of Nantucket’s economy and should not automatically be viewed as problematic.

Chatham County, GA
Chatham County commissioners are revisiting the county’s short-term rental ordinance amid continued tension over how STRs are affecting unincorporated communities.

Officials said the goal is to strengthen licensing requirements and improve enforcement so that police and code officials can more effectively address complaints, while also exploring new rules such as distance requirements between rentals, occupancy caps, and septic system considerations.
New Orleans, LA
New Orleans has extended the renewal deadline for non-commercial short-term rental (NSTR) licenses, giving permit holders until June 18, 2026, at 11:59 p.m. to submit renewal applications through the city’s One Stop App system.

Officials said licenses will still expire on June 30, 2026, and only operators in good standing with the Department of Safety and Permits will be eligible to renew, while those with revoked or rescinded permits are excluded. The renewal process requires complete documentation, fee payment within five days of approval, proof of required training, and resolution of any outstanding fines, violations, or permit issues, with properties also subject to inspection during the renewal period.
East Rochester, NY
East Rochester village officials have voted to create a new short-term rental registry covering properties such as Airbnb and VRBO listings, with the goal of improving oversight and requiring annual safety inspections.



TOWN/VILLAGE OF EAST ROCHESTER LOCAL LAW # 1 OF 2026: Short Term Rentals
The village estimates there are currently only 10 to 15 STRs operating locally, but officials said the registry will help ensure compliance with rules related to noise, lighting, parking, and overall safety for guests and neighbors. Village leaders said the system will be developed over the next two months, and they are asking property owners to come forward to understand upcoming requirements.
