SPRINGFIELD, PA
Springfield Township supervisors approved on July 7 advertising a proposed ordinance on requiring a $500 annual licensing fee for AirBNB and bed-and-breakfast operations within the township. The ordinance directly addresses negative consequences linked to short-term rentals including malicious mischief and littering.
Once adopted in August, supervisors gain authority to revoke operators' licenses for non-compliance, impose fines, and hold property owners responsible for guest behavior. Enforcement will begin immediately following final approval.

MANATEE COUNTY, FL
Commissioners in Manatee County are considering stricter short-term rental rules for areas such as Cortez and west Bradenton which currently have no local regulations. Anna Maria, Bradenton Beach and Holmes Beach each adopted their own vacation rental rules more than 10 years ago.


A West Manatee Fire Rescue District map from July 7 counts over 4,500 active rentals in the district with some streets now made up entirely of short-term lodging. Officials say the shift is changing how emergency responders manage unfamiliar guests and constantly changing occupants.

MONROVIA, CA

A new ordinance introduced on July 7 clarifies how transient occupancy tax rules apply to hotels, short-term rental operators, and booking platforms in Monrovia. Council members introduced the measure within a routine 18-item consent calendar that also included a five-year animal services contract and a small condominium approval on South Magnolia Avenue.


Adoption requires a second council reading before the ordinance takes effect with no date yet confirmed. The update aims to standardize STR tax obligations across hosts and platforms and close ambiguity in current code language.
BAYTOWN, TX
Residents at a July 8 town hall cited noise, parking, safety risks, and declining property values from short-term rentals. The proposed code amendments would expand STR permissions into residential zones without restrictions, prompting homeowners to demand an outright ban instead of regulation.

Residents pointed to cities including New Braunfels and Arlington as effective models for STR restrictions. Councilman James Franco acknowledged community concerns and signalled readiness to pursue stronger zoning-based prohibitions based on recent court rulings favouring neighbourhood protection.
CALIFORNIA
A new committee process will shape short-term rental rules for Lake County with monthly meetings scheduled to begin in mid-July 2026 and continue until officials complete a full draft ordinance governing hosts operating outside city limits.
The Community Development Department will gather owner and operator input through a mix of virtual and in-person sessions, weighing potential fees, permit limits, and enforcement mechanisms along the way. That input will inform the ordinance's final requirements.
LEWISBORO, NY
The Lewisboro Town Board will resume discussion on July 27 after its June 22 work session devoted to short-term rental rules, building on its Comprehensive Plan and Housing Committee review of Essex, Massachusetts code. The board drafted its own proposal but held off codifying it pending public feedback. Roughly 40 emails have reached the board with a slight majority favoring regulation.

Councilman Rich Sklarin said the board needs clearer rental data before drafting workable rules, while Deputy Town Supervisor Mary Shah stressed new rules must apply townwide with consistent enforcement.

GWINNETT, GA
Commissioners approve a Short-Term Rental Ordinance for Gwinnett County effective April 14, 2027 that will require annual licenses for Airbnb and VRBO rentals booked under 30 days. The measure follows a nine-month task force study with two forums drawing feedback from more than 80 residents.
Hosts must designate a local property manager and pass inspections confirming compliance with maintenance standards. The county also plans enhanced code enforcement, improved data collection and escalating penalties for repeat violations while considering limits on corporate ownership of multiple properties.
