MUSCLE SHOALS, AL

Hosts renting homes for fewer than 30 days will pay to register, pass inspection and renew each year under a schedule the Muscle Shoals City Council approved on August 3, 2026.

The fees complete a framework the Alabama city began building in November 2025 when it required annual permits, business licenses, certificates of occupancy and a designated local contact reachable at any hour. Council members used the same meeting to authorize a one-time longevity bonus for eligible retirees.

A September hearing will decide how far Manatee County can go in regulating vacation rentals. The draft now with staff pairs mandatory registration with operational standards that Florida law still permits despite state preemption of rules on rental duration and frequency.

Operators would need a responsible party reachable around the clock who can be on site within one hour of a complaint while parking is limited to one off-street space per four guests with street parking barred for transient visitors. A 500-member residents' group told commissioners last July 28 that enforcement should start immediately.


CLARK COUNTY, NV

Nevada regulators are testing whether cutting off revenue works better than citing property owners. Commissioners advanced a proposal last August 4 that prohibits Airbnb and Vrbo from processing payments for unlicensed short-term rentals in unincorporated parts of Clark County. Public comment opens August 18.

Under the same amendment, three years of transient lodging tax records would stay on file for county audits while daily fines and revocation of a platform's local operating license will back the requirement.


WESTERLEY, RI

Councilor Dylan LaPietra introduced a tighter short-term rental ordinance that would require most non-shoreline rentals to be owner-occupied which will leave established shoreline vacation districts under their existing rules. He argues that investor-run listings are eroding neighborhood character while pulling homes out of the year-round housing supply. Town Council members return to the proposal on August 17, 2026.

Councilor Michael Niemeyer maintains the change would not dent tourism because shoreline rentals stay untouched while hosts including Justin Morgan and Mike Ogle counter that rental income sustains their households.


LEXINGTON, KY

Planning staff have split their recommendations on three un-hosted short-term rental requests going before the Lexington-Fayette Board of Adjustment on August 10. Approval is advised at 286 Rosemont Garden and 1324 Saddle Club Way provided each property holds occupancy to eight people.

The recommendation flips at 429 Ferguson Street because staff believe an absentee operation there would accelerate gentrification and displacement in a neighborhood already under strain. Those cases anchor a 1:30 p.m. agenda at 200 East Main Street that also carries five variance appeals and board approval remains mandatory before any un-hosted rental can operate in a residential zone.


GARY, IN

Council members in Gary have signed off on another short-term rental property, extending the case by case approval pattern that has shaped the city's Airbnb policy since 2023. The decision moved through the standard route where non owner occupied homes need special use approval before a $150 permit is issued.

Timing matters because Indiana's House Enrolled Act 1210 took effect July 1 2026 and now blocks cities from capping or banning short-term rentals. Gary keeps its registration inspection and occupancy powers plus permit suspension after three violations in a year.
