FRIDAY HARBOR, WA

Last August 20, the Town Council in Friday Harbor adopted Ordinance No. 1841 to rein in transient accommodations by pulling short-term lodging out of standard permitted uses and placing it under Minor Conditional Use Permit review. The newly approved regulations confine visitor lodging to the Commercial Zone and exclude residential neighborhoods entirely.

Developers who want to build must plan mixed-use projects where lodging takes no more than 40% of floor space and every sleeping unit has a parking spot within 200 feet. The ordinance also bans demolishing existing commercial buildings for lodging and requires like-for-like replacement whenever residential or retail space is converted while first floors in the Downtown Historic District must stay non-transient commercial.


SALIDA, CO

A 12 night minimum could decide whether short-term rental licenses in Salida survive their next renewal as City Council takes up Ordinance 2026-22 on second reading Tuesday, September 1 and will hold a public hearing before voting on the measure that cleared first reading as a consent item last August 4.

The ordinance goes beyond that active use floor by tightening residency proof so that applicants must present at least two documents such as a Colorado driver's license along with voter or vehicle registration or income tax records showing a primary residence. Owners denied renewal receive written notice and have seven days to appeal to council while the same agenda brings a show cause hearing on the Jug Liquor license downtown.


GILPIN COUNTY, CO

Wildfire safety and short-term rental enforcement came together when Gilpin County commissioners met on August 25, 2026 and gave first-reading approval to Ordinance 26-01. The measure updates the county's short-term rental rules so that outdoor fires at rental properties can be enforced more effectively while leaving the existing licensing system in place. Residents will have a chance to weigh in when the ordinance returns for its second reading and public hearing on September 22 in Central City.

The board also agreed to move ahead with a 48,000-gallon cistern near Rollinsville that will store water for emergency and wildfire response. The project is estimated at $218,476 and will draw on $166,348 in lodging tax revenue before a second 30,000-gallon cistern on county land follows.


PITTSBURGH, PA

Fresh off its summer recess, Pittsburgh City Council is returning to a fall agenda that includes long-awaited short-term rental regulations. The push follows shootings linked to Airbnb and VRBO properties along with resident complaints about illicit parties and safety problems in neighborhoods across the city. New short-term rentals in residential zones would be limited to owner-occupied homes and every operator would need to register and obtain a city license.

The proposal also caps how many rental units a single building can hold while grandfathering existing rentals that secure a license. The Planning Commission is set to vote on the zoning piece on September 8 and council is expected to take up the measure in the weeks that follow.


GILBERT, AZ

The Town Council in Gilbert takes up a package of land use and licensing items on September 1, 2026 that includes long awaited changes to its short-term rental program. The headline change would raise the annual STR license and renewal fee from $100 to $250 which means doubling what operators currently pay. Council cleared the way for the vote in June when it approved a notice of intent which Arizona law requires before any municipal fee can be increased.

Town staff describe the increase as a cost recovery measure rather than a revenue play with note that the higher fee brings Gilbert in line with neighboring communities. The same agenda also carries the Harvest Grove development and a commercial zoning case.


WELLS, ME

For the first time in its history, Wells is weighing rules for short-term rentals and residents can share their views at a joint hearing of the Selectmen and Planning Board on September 1. The push traces back to the pandemic when a state lodging order revealed that the town had no way of identifying which properties were operating as rentals.

The proposed ordinance would set parking requirements and create a short-term rental overlay district on the zoning map while leaving room for a licensing system down the road. Since owners currently face no registration requirement the true number of rentals remains unknown which is exactly the gap officials hope to close before the Selectmen decide whether the measure goes on the November ballot.


BEVERLY HILLS, CA

A group of property owners is taking Beverly Hills to federal court over its short-term rental ban after the Beverly Hills Vacation Rental Alliance filed suit on August 31, 2026 in the US District Court for the Central District of California arguing that Ordinance No. 25-O-2918 violates their constitutional rights.

The ordinance has prohibited leases shorter than one year in residential zones since the city passed it in August 2025 as a way to curb noise and disturbances tied to vacation rentals. The owners now claim the rule tramples their due process and privacy rights while also breaching equal protection and the Fifth Amendment takings clause.

SISTER BAY, WI

Wisconsin's Right to Rent law could soon face its first Supreme Court test now that the Village of Sister Bay has filed a petition asking the justices to review a unanimous July 14 appeals ruling that struck down its four-bedroom cap on short-term rentals. The village submitted the request on August 31, 2026 after the Court of Appeals found the limit conflicted with the 2017 statute that lets homeowners rent out their entire homes.

The dispute stems from a 2022 ordinance that four Door County property owners challenged and initially lost against when a circuit judge upheld the rule in August 2025. Village attorney Remzy Bitar believes the statute needs clarification from the high court while homeowners' attorney Luke Berg maintains the appeals court got it right. The justices have no set timeline to respond.


BOISE, ID

A woman was killed just before 6 a.m. on August 30, 2026 when an unknown suspect in a sedan fired multiple shots at a house in the 3900 block of W. Clement Road in Boise's West Bench neighborhood. The home was operating as a short-term vacation rental and a party with a large number of guests was underway at the time.

An 18-year-old was shot and killed around 2 a.m. on Sunday, August 30, 2026 after a fight broke out at a house party inside an Airbnb in the 7200 block of Atascadero Creek Court in southwest Las Vegas. Police say the shooter fled and remains at large while Airbnb has suspended both the listing and the guest who booked it.

Residents near Warm Springs Road and Jones Boulevard say this was not the first disturbance at the property and want short-term rentals pushed out of residential streets entirely. Clark County officials confirmed the home was operating without a short-term rental license and had no prior complaints on file.
