COLUMBIA FALLS, MT

Short-term rental owners in Columbia Falls are set to pay significantly more in city taxes even as most homeowners get relief. Under the proposed 2026-27 budget, a $600,000 second home or vacation rental will see a $558.54 increase because the 2025 Montana Legislature revised property tax formulas to raise rates on these properties.

Primary residences benefit from the opposite shift as a $600,000 home will pay about $359 less for a bill near $777. The resort tax rebate returned roughly $407,000 to property owners out of $1.549 million collected last fiscal year.


RIVERSIDE COUNTY, CA

An unanimous 5-0 vote by the Riverside County Board of Supervisors on Aug. 25 formally adopted revised short-term rental regulations for unincorporated communities under Ordinance No. 927. The tightened rules mean three citations now trigger suspension of an STR certificate while five citations launch revocation proceedings.

Short-term rental permitting is changing in Isle of Wight County after Virginia supervisors approved sweeping zoning amendments in a 4-1 vote on Aug. 20. The county that legalized short-term rentals in late 2023 now requires a zoning permit paired with 30-day notice to neighboring owners as part of its refreshed ordinance.

Beyond the rental rules, the package boosts housing density by shrinking Urban Residential lot minimums from 12,000 to 8,500 square feet where public sewer and water exist.


SHILOH, IL

Two ordinances that would let an existing short-term rental operator stay in business cleared a committee hurdle in Shiloh on Monday Aug. 24. The Illinois village's Board of Trustees committee agreed to send the measures to the full board for a vote.

The ordinances would issue Special Use Permits to Alexander Smith covering four rental units at 1722 Cross Street and one unit at a second property. The action puts Shiloh's new permitting framework adopted in June into practice for hosts already operating in the village.


FORT LAUDERDALE, FL

Steep new penalties now await vacation rental operators in Fort Lauderdale after the city commission enacted an ordinance imposing $1,000-per-day fines on anyone renting without a valid certificate or with expired credentials. Owners carrying unpaid fines or liens can no longer obtain or renew certificates and must allow safety inspections.

Enforcement orders now take effect within 14 days and owners cannot dodge penalties by shifting properties into entities they control. The city hosts over 1,500 registered rentals where expired certificates plus noise and parking issues remain the most common violations.


MILFORD CITY, DE

Approval came without a single objection when Milford City Council reviewed a proposed short-term rental space on Monday, Aug. 24. The owner of a commercial building at 116 N. Washington St. in the Delaware city may now rent the upstairs apartment on either a conventional or short-term basis.

The dual-use permission stands out in a market where many municipalities are tightening rules on vacation rentals. Milford's move instead grants an operator flexibility to shift between long-term tenants and visiting guests as demand changes.
