OAK RIDGE NORTH, TX

Short-term rental owners who let their address on file go stale now face a one-year ban on reapplying for a permit after City Council approved an updated regulation on short-term rentals 5-1 on September 14, 2026. The rule took effect immediately and puts the burden on owners when city notices go to an outdated address.

City Attorney Brandon Morris said the change keeps staff from constantly chasing down owners whose records are out of date. The update builds on 2024 rules that barred new short-term rentals and set parking, trash and occupancy standards for existing ones over concerns that guests did not know local noise and traffic ordinances.


PLAINFIELD, NJ

New short-term rental restrictions have won final approval from City Council on the third ordinance the city introduced in ten months after two earlier versions passed first reading and then failed at final passage. The first measure cleared first reading 6-1 in October 2025 before stalling at second reading.

A revised June draft that capped hosts near 15 bookings a year and banned non-owner-occupied rentals outright stalled on July 13, 2026 as residents and hosts pushed back. Each version arrived softer than the one before and the latest cleared first reading in August 2026.


SOUTHOLD, NY

A public hearing on short-term rental rules could be set at the Town Board's next meeting once members settle on a percentage cap, Supervisor Al Krupski said during a September 22, 2026 work session on a first-time homebuyer plan that would cap purchases at $999,999. He said the law will need ongoing work after it passes.

The homebuyer program would cover 18% of the purchase price while buyers add 2% and volunteer first responders earn full forgiveness over 10 years of service. The town will explain proposed housing-code changes at a public session on September 29, 2026 at Town Hall.


WESTERLY, RI

A townwide cap of 90 or 120 rental days a year is on the table after the town manager floated it as Town Council heard from rental owners and asked about a moratorium at a September 21, 2026 workshop. Council asked the town lawyer whether pausing new applications would be legal while other proposals would limit hosted and unhosted rentals to certain zones.

No votes were taken, and action will most likely fall to the council elected in November once legal review, advertising and hearings run their course. Owner Justin Morgan urged a middle ground and cited his $150,000 investment as the town reported $29,063.97 in short-term rental tax last year.


PITTSFORD, NY

A grandfather exception for about three properties that ran short-term rentals before the village ban took effect is under review as the Board of Trustees considers exceptions to its new short-term rental ban at its September 22, 2026 meeting. Stays under 30 days are banned unless the owner lives there, and all operators met the September 9, 2026 compliance deadline.

Mayor Alysa Plummer said the village's 10 or 11 rentals ran for years without complaints tied to their short-term status while Trustee David Wilkes called them some of the best-kept homes in the village. Trustee Lisa Cove opposed exceptions since owners had 15 months to adjust.


VALDOSTA, GA

A permit requirement for the city's more than 300 short-term rentals is now expected in a November 2026 draft ordinance with possible implementation in January 2027 as city leaders keep working to regulate short-term rentals after missing their end-of-summer target. The draft is weighing location restrictions, occupancy limits and a process for vetting complaints.

KUTTAWA, KY

A transient tax and new short-term rental rules are taking shape after City Council discussed taxing and regulating short-term rentals at its September 21, 2026 meeting. Members asked for language separating owner-occupied from non-owner-occupied rentals and properties rented up to six weeks a year would count as owner-occupied.

Council Member Skyla Grief who has studied how cities across Kentucky tax and restrict rentals said the goal is to curb security problems such as guests hosting large parties. Members also want to bar events that exceed occupancy limits while easing signage rules and making hosts responsible for guest parking.


GLENWOOD SPRINGS, CO

Permit holders would have to show at least 10 rental nights over each two-year renewal period under a code amendment as the city moves to tighten rules for short-term rental permit holders. The Planning and Zoning Commission recommended the change 6-1 on August 25, 2026 with proof drawn from lodging tax filings and total days rented reported at renewal.

Commissioner Amy Connorton proposed the threshold to stop holders from sitting on unused permits while the city counts 126 active permits against a 210-permit cap. The existing 250-foot buffer and cap stay in place and current permits run through December 31, 2027 with renewals due in fall 2027.


TEXAS

Short-term rental platforms generally remit the 6% state hotel occupancy tax while hosts still register and pay local taxes on their own, a gap lawmakers revisited as Dallas hotel tax revenues surge and the Senate eyes oversight. The Senate Economic Development Committee met on September 22, 2026 ahead of the 2027 session as local governments held $633 million in unspent hotel tax at the end of fiscal 2025.

Sen. Carol Alvarado said she once carried a bill letting the Comptroller collect local tax for cities while Sen. César Blanco's effort died in the House last session. Dallas has collected $219 million in its convention center financing zone with annual collections nearly triple projections as Chair Angela Paxton questioned economic impact claims.


ISLE, MN

The city has reached its maximum number of short-term rentals after City Council approved one more rental on Main Street. A second application was denied because the property appeared to lack a building and it would have been the first rental placed on the city's waitlist.

Mayor Ernie Frie's council also set a preliminary 5% tax levy, unchanged from last year, and denied a police union request for guaranteed 3% annual raises in 2027 and 2028. The meeting ended in a dispute over closed-session notice after City Clerk Jamie Minenko took responsibility for the posting.
