Beginning July 1, Arlington Heights homeowners will no longer be allowed to rent residential properties for fewer than 30 consecutive days. The Village Board unanimously approved an ordinance amending Chapter 19 of the village code, formally classifying short‑term rentals (STRs) as nuisances.

Village officials said the ordinance was crafted in response to resident complaints about noise, parking congestion, parties, and transient occupancy tied to Airbnb‑style rentals. Enforcement will be complaint‑driven, similar to other nuisance violations.

The issue first surfaced at a January 12 Committee of the Whole meeting, where staff presented regulatory options used in other suburbs, including licensing systems, minimum stay requirements, and hotel taxes. Ultimately, trustees opted for the strictest approach in the region: outright prohibition of STRs under 30 days.

Resident feedback was mixed. Some urged trustees to adopt the ordinance sooner, warning that summer rental activity could disrupt neighborhoods. Others questioned whether banning STRs entirely was too heavy‑handed, suggesting the village should instead regulate nuisance behavior directly.

Still, trustees unanimously approved the measure, citing the need to protect neighborhood stability. Village staff emphasized that the ordinance was designed as an interim measure, acknowledging that redevelopment pressures — especially around the former Arlington International Racecourse property — could reshape housing and rental dynamics.

The ordinance takes effect July 1, meaning existing STR reservations booked after June 30 that do not meet the 30‑day minimum will no longer be permitted. Importantly, existing operators are not grandfathered in.

Village staff said enforcement will rely on complaints, with STRs treated like other nuisance violations.

Officials noted that large‑scale redevelopment, including the Chicago Bears’ potential multibillion‑dollar stadium district at the former Arlington Park site, could place additional pressures on nearby neighborhoods.

Trustees said the ordinance responds directly to constituent concerns about STRs disrupting residential life. Complaints included:
