The New Hampshire Supreme Court is weighing a challenge to the Kearsarge Lighting Precinct’s short-term rental ordinance, which requires STR properties to be owner-occupied in order to operate legally.
Property owners argue the rule is vague and exceeds the precinct’s zoning authority, while local officials maintain the requirement protects neighborhood character by ensuring owners are present to monitor guest behavior. The dispute builds on earlier court decisions surrounding whether STRs qualify as residential uses and how far municipalities can go in restricting them.

Dallas police are investigating a deadly shooting at a short-term rental property after gunfire erupted during a party early Tuesday morning, leaving three people dead and another injured.
Officers responding to the rental home on Vilbig Road found multiple victims suffering from gunshot wounds, with police saying people upstairs allegedly began shooting at partygoers entering the house below. The incident adds to ongoing scrutiny around large gatherings and parties at short-term rentals, which cities across the U.S. have increasingly linked to public safety concerns, nuisance complaints, and enforcement challenges. Authorities have not released the identities of the victims, and the investigation remains ongoing.

Las Vegas, NV
Airbnb is expanding its anti-party enforcement efforts in Las Vegas ahead of major holiday weekends as concerns continue around disruptive gatherings at short-term rentals in residential neighborhoods.

The company said its “anti-party technology” uses booking signals such as last-minute reservations, short stays, and guest behavior patterns to identify and block potentially high-risk bookings, with additional protections activated during periods like Memorial Day weekend.
Furthermore, federal charges against a Las Vegas short-term rental property manager connected to an alleged illegal biolab investigation have been dismissed, though the case continues to draw attention to oversight and safety concerns tied to STR properties.
Authorities had linked Ori Solomon to a home near Washington Avenue and Hollywood Boulevard where investigators discovered suspected biological materials and laboratory equipment earlier this year. While federal firearm charges tied to Solomon’s immigration status were dropped without prejudice, he still faces a local Clark County charge related to the improper disposal of hazardous waste.
Madison, AL
Madison city leaders are advancing proposed changes to the city’s short-term rental ordinance as officials look to bring more oversight to Airbnb- and VRBO-style properties that are currently operating with limited regulation.
The proposal would establish a citywide cap of 190 short-term rentals, restrict where STRs can operate based on zoning rules, and potentially allow enforcement tied to individual HOA restrictions. A public hearing on the proposed regulations is scheduled for June 22 before city leaders consider final action.
Kansas City, KS
Kansas City, Kansas, is temporarily relaxing and digitizing its short-term rental licensing system as officials prepare for increased tourism tied to the FIFA World Cup 2026.
The city introduced a faster online permitting process earlier this year, helping push through more than 70 STR applications as homeowners seek to capitalize on the expected influx of visitors. Officials say the goal is to expedite approvals without removing oversight, emphasizing that the temporary changes are designed to support tourism while maintaining regulatory controls.
Kansas City, Kansas, is making it easier for homeowners to get short-term rental permits as the city prepares to host the FIFA World Cup 2026 matches this summer.
