Texas

North Texas homeowners looking to rent out their properties during the FIFA World Cup are being warned to check their insurance policies first, as short term rental activity could trigger a business activity exclusion in standard HO-3 homeowners policies and void coverage.

With the World Cup​ expected to bring major crowds to North Texas, some homeowners are looking to cash in by renting out their homes.

Realtor Bobby Franklin said if a guest damages a property or gets injured and the insurer discovers the home was being rented, the claim could be denied and the policy dropped entirely. Homeowners with mortgages face additional risk, as losing coverage could trigger a lender-forced policy that costs three to five times the normal rate.


Colden, NY

Colden town leaders are getting ahead of potential short term rental issues by drafting new regulations before problems emerge, with only two registered STRs currently operating in the town.

Key proposals include a requirement for hosts to respond on-site within 60 minutes of a complaint and a 10 p.m. quiet time, which would fill a gap left by the town's current lack of a noise ordinance. The proposal has not yet been finalized and is still under review.


Decatur, AL

Decatur's new short term rental ordinance is off to a slow start, with only about 25 of an estimated 80 active STR operators registered so far since the program launched April 1.

Planning Director Chad Bowman said many operators appear to be waiting until enforcement kicks in on July 1, when fines of up to $500 per day begin for unregistered properties. The city plans to send compliance letters to all known operators on June 1, urging registration ahead of the deadline and before the Rock the South country music festival brings a surge of visitors on June 11 through 13.


Arlington Heights, IL

Arlington Heights is effectively banning Airbnb-style rentals beginning July 1 after village officials unanimously approved an ordinance classifying short-term rentals of fewer than 30 days as public nuisances.

The measure follows resident complaints about noise, parties, parking congestion, and transient occupancy in residential neighborhoods, with officials describing the policy as a temporary “reset” tied partly to anticipated redevelopment pressures surrounding the former Arlington Park property and proposed stadium district plans. Existing operators will not be grandfathered in, and reservations booked after June 30 that do not meet the 30-day minimum will no longer be allowed.
