Stillwater officials are moving closer to adopting stricter short-term rental regulations aimed at improving oversight and preserving neighborhood character as STR activity continues to grow across the city.
Proposed code changes would replace the current approval process with a licensing system requiring operators to provide insurance, parking plans, occupancy limits, renter screening procedures and a 24-hour local contact able to respond to complaints within an hour. The proposal would also cap STRs at 20% of residences per block and introduce fines of up to $500 per day for violations, while allowing rentals by right in all zoning districts.
Southold Town is preparing to let its nearly two-year hotel moratorium expire in June as officials move ahead with broader zoning updates tied to short-term rentals, housing, and development regulations.

Town officials said upcoming STR restrictions and a new lottery system could reduce transient rental inventory by as much as 60% to 70%, potentially eliminating 600 to 700 rental units, prompting discussions about allowing more hotels to support tourism demand. The town is also ramping up enforcement against illegal short-term rentals while considering new hotel zoning rules tied to employee housing, marina preservation, and adaptive reuse projects.
Palm Springs officials are considering a voluntary sustainability badge program for short-term rentals and tourism businesses as part of broader discussions around waste reduction and environmental compliance.
The proposed “resource smart” program would encourage STR operators to adopt recycling, food waste separation, and water conservation practices while potentially giving participating properties a marketing advantage. Subcommittee members said outreach to tourism groups and STR industry organizations would be the first step as the city looks to target its large transient visitor population.
Monterey County officials said more than 200 short-term rental applications have been submitted since the county’s vacation rental ordinance took effect, with dozens of permits already approved across multiple rental categories.

The ordinance created separate rules for homestays, limited vacation rentals, and commercial vacation rentals, with larger commercial operations requiring discretionary permits and public hearings before the zoning administrator. Officials also launched an online map showing approved and pending STR permits as the county continues coordinating with the California Coastal Commission on coastal zone regulations.

Valdosta officials are beginning the process of regulating short-term rentals after months of public backlash and community workshops centered on noise, parties, traffic, safety concerns and the impact STRs are having on residential neighborhoods.

City leaders and planning staff hosted three public meetings in April where residents repeatedly raised concerns about disruptive guests, speeding vehicles, drug and alcohol activity, and the loss of neighborhood character. Based on the feedback, the city is drafting a new ordinance that could require all STRs to receive City Council approval, obtain business licenses, comply with occupancy and parking limits, and potentially restrict rentals primarily to commercial, office and higher-density zoning districts, while allowing limited exceptions in the Local Historic District.
The Mountain Home City Council is set to review amendments to the city’s short-term rental ordinance that would adjust how and when STR operators renew their licenses, continuing the city’s ongoing efforts to regulate vacation rentals operating through platforms like Airbnb and Vrbo.


The proposal would move annual licensing renewals from January to July starting in 2027 and introduce a temporary half-year license fee to bridge the transition period, while keeping existing rules intact requiring inspections, 24-hour emergency contacts and visible business license numbers on online listings. The council is expected to hold several readings on the proposal before final adoption.
Community members and local officials in Indianapolis are calling for stricter oversight of short-term rentals after a fatal shooting at an Airbnb property on North Park Avenue, where a 38-year-old woman was killed during an incident involving dozens of people and more than 80 gunshots.

At a large community meeting attended by residents, IMPD, and prosecutors, officials acknowledged that the property was not registered under the city’s short-term rental registry and noted concerns that out-of-area owners may not be adequately monitoring properties. City-County Council members said they are exploring stronger accountability measures, including working with platforms like Airbnb and Vrbo to obtain rental listings, while residents raised broader concerns about delayed police response, youth violence, and neighborhood safety.

Austin’s updated short-term rental rules are showing early signs of success, with city officials reporting higher compliance rates and a sharp increase in hotel occupancy tax revenue after implementing stricter licensing and platform enforcement requirements.

The city’s 2025 overhaul introduced a business licensing model for STRs and required booking platforms like Airbnb and Vrbo to verify licenses, display registration numbers, and help remove illegal listings, addressing a market where nearly all complaints previously involved unlicensed rentals. Since then, the city has identified thousands of unlicensed properties, issued citations, and processed new applications, while also seeing STR licenses rise to about 2,750 and tax revenue climb to $11.6 million.
