Palm Springs, CA

Palm Springs will take up proposed revisions to its vacation rental regulations at this week’s City Council meeting, where officials are scheduled to hold the first reading of an ordinance incorporating provisions of California’s Short-Term Rental Facilitator Act of 2025.

The regulatory update is included alongside budget adoption, infrastructure spending, and other municipal business on the council’s agenda. The proposed ordinance is intended to align the city’s existing vacation rental framework with California’s updated statewide requirements for short-term rental facilitators.

Jefferson County, MO

Jefferson County is weighing new short-term rental regulations as officials continue updating the county’s Unified Development Order.

At a joint workshop, council members and planning commissioners discussed whether STRs should remain effectively prohibited or be permitted under a regulatory framework with enforceable standards. The draft UDO also includes provisions for accessory dwelling units, allowing them in certain residential zoning districts but requiring minimum rental periods of 30 days to prevent their use as short-term rentals.


Bozeman, MT

Bozeman is advancing a proposed zoning amendment that would expand where certain short-term rentals are allowed by permitting Type 2 short-term rentals as an accessory use in the city's RA zoning district.

Following a June 15 public hearing, the Community Development Board recommended allowing both existing and new Type 2 short-term rentals in the district, rather than limiting the change to existing nonconforming properties. The proposal would also clarify permitting requirements and how current nonconforming rentals are handled under the city's zoning code. The City Commission will hold a public hearing on July 14 before deciding whether to approve, modify, or reject the amendment, with written public comments accepted during the review process.

Ketchum, ID

The Ketchum City Council is updating its short-term rental ordinance to comply with Idaho’s new House Bill 583, which restricts cities from imposing regulations on short-term rentals that are stricter than those applied to other rental properties.

Under the proposed ordinance, Ketchum will remove its permit program, mandatory inspections, and fire safety plan approval process, although operators will still be encouraged to follow those practices voluntarily. Final approval of the ordinance is expected later this month.


Birmingham, MI

Birmingham officials are continuing their review of short-term rental regulations amid concerns over disruptive gatherings at rental properties.

At a June 15 joint workshop, the Planning Board and City Commission discussed whether STRs should be permitted in certain non-residential districts or further restricted across the city. The discussion also addressed possible carve-outs for owner-occupied and hosted rentals, but officials ultimately agreed that no exceptions should be adopted. No decisions were finalized, and planning officials will continue working on potential zoning changes for future consideration.


Madison, AL

WATCH: Madison residents push back on short-term rentals ahead of city council vote

A heated debate over short-term rentals in Madison is escalating as residents mobilize ahead of a City Council vote on new regulations.

A petition organized by local residents has collected more than 350 signatures opposing investor-owned STRs in residential neighborhoods, with supporters arguing that these rentals contribute to increased traffic, noise, and changes in community character. Some residents also cite survey data showing strong opposition, though city officials have raised concerns about the survey’s limited scope. The council vote is expected soon, with residents preparing to speak at the meeting.

Fort Lauderdale, FL

Fort Lauderdale residents are raising concerns about repeated disturbances linked to short-term rentals, following a weekend incident in which police broke up a large late-night teen party in the Edgewood area.
