Idaho

Idaho's House Bill 583 took effect July 1, significantly limiting how local governments can regulate short term rentals after a third attempt by Rep. Jordan Rodman to pass the legislation finally succeeded.

Cities and counties can no longer require specific licenses, fees or permits for STR operations, and can only enact ordinances addressing safety requirements like smoke alarms, occupancy limits and carbon monoxide detectors. Local governments may still apply existing noise, parking and curfew rules to short term rentals, but only when those same rules apply equally to non-STR properties.


Isle, MN

Isle City Council voted to lift its short term rental moratorium effective July 1, five months ahead of the originally proposed December deadline, following a public hearing on new STR regulations.

Short term rentals in the city are now capped at 25 and will be issued on a first-come, first-served basis, with fines of up to $5,000 for those operating without proper licensure.


Hocking County, OH

The dismissal of a lawsuit by Brad-Mer Acres residents against a Florida short term rental operator is standing after Hocking County Common Pleas Judge Jason Despetorich reaffirmed his ruling Wednesday.

The judge maintained that because a decision on whether Palm Side Paradise, LLC violated the subdivision's restrictive covenants by operating a short term rental would legally affect all homeowners in the complex, all of them needed to be included as parties from the start. The case can be refiled with the necessary parties added, and PSP continues to argue that renting the property qualifies as residential rather than commercial use under the subdivision's rules.


Jenkintown, PA

Jenkintown Borough is set to hear its first short term rental application under a zoning ordinance originally approved in April 2025, with a Zoning Hearing Board meeting scheduled for July 23.

The ordinance defines short term rentals as units rented for fewer than 30 consecutive days and no more than 120 days per year, with properties exceeding 120 days of short-term use classified as hotels. Borough Manager George Locke said the 11-page ordinance involved collaboration between the Planning Commission and the county and includes strong controls for this type of rental activity.

Indianapolis, IN

A shooting at a registered short-term rental in Indianapolis' Broad Ripple neighborhood is prompting renewed calls from residents for stronger oversight of vacation rentals.

Neighbors argue the city's current registration program does little to prevent properties from being used for large parties, with some calling for stricter enforcement and greater accountability for property owners who rent to disruptive guests.


Mobile County, AL

A rejected short-term rental application has renewed debate in Mobile over whether the city's current regulations are too restrictive and difficult to enforce.

Council members said existing zoning rules leave many properties unable to qualify for permits, while officials estimate that only a small portion of the city's hundreds of short-term rentals are fully compliant.


Kennebunkport, ME

Kennebunk Fire Rescue is partnering with local organizations to host a public seminar aimed at improving water safety at hotels, resorts, and short-term rental properties with swimming pools.

The training follows a recent drowning tragedy and will cover best practices for supervision, emergency preparedness, and risk reduction for property owners and managers.
