VAN BUREN, AR

Licensing, a fire marshal inspection and a $100 annual fee now apply to every short-term rental in Van Buren after City Council voted unanimously to approve an ordinance on October 26 revising the zoning code to regulate the rentals.

Owners must submit contact information and have someone available around the clock to respond within one hour of any complaint about the property's condition, operation or guests, and a license may be revoked after three violations although owners can appeal a revocation to the council within 30 days. The ordinance also defines boarding houses, bed and breakfast inns, motels and hotels.

PATTON TOWNSHIP, PA

Patton Township Board of Supervisors during its October 28, 2026, meeting where officials adopted new short-term rental regulations.

Non-owner-occupied short-term rentals are now limited to commercial districts, the Toftrees and Oakwood planned communities and part of the airport district after the Board of Supervisors adopted new short-term rental regulations on October 28 while owner-occupied rentals remain allowed in all residential zones when the owner lives there at least six months.

Existing licensed rentals elsewhere can continue until the property is sold or the license lapses as rental housing permit fees rise from $75 to $150 in January and 10 accumulated code violation points bring a one-year permit revocation.

CLAREMONT, CA

Qualifying tenants could apply for homesharing permits with landlord consent after City Council amended the city's short-term rental ordinance on October 27 and introduced changes to Chapter 16.110 on first reading that also clarify permits for multi-room homesharing and eligible accessory structures.

The amendments invoke state law SB 346 so booking platforms must report property data, display permit numbers and face administrative fines while unhosted rentals stay banned under a hosted-only pilot capped at 100 permits, of which 16 had been issued as of June. Second reading is to be confirmed.

ESCAMBIA COUNTY, FL

Santa Rosa Island Authority board members could vote on new vacation rental regulations for Pensacola Beach at their November 4 meeting if they decide no changes are needed after public comment.

Owners would register annually with proof of a state license and safety inspections and would designate someone to respond in person within one hour of a complaint while existing operators would get at least 60 days to register once fees are set. Three verified violations within 12 months would trigger a mandatory compliance conference that could lead to lease-default proceedings rather than automatic suspension.

WEST HARTFORD, CT

Temporary licenses for short-term rentals already operating in West Hartford would be required under a draft zoning ordinance reviewed by a Town Council committee on October 28, a stopgap while two lawsuits over the town's position that zoning bans the rentals remain pending in state courts.

Existing operators would apply by February 1, 2027 for a $250 license renewed annually that requires a local contact within 25 miles and off-street guest parking while operating unlicensed would carry a $250 daily penalty. The ordinance goes to the full council on November 10 and would not license new rentals.

CORPUS CHRISTI, TX

A 200-foot spacing rule between short-term rentals and a density cap cut to 12% of a block face from 15% lead the changes after a city committee reviewed a 20-page draft ordinance on October 30 ahead of a City Council first reading on November 10 and second reading on November 17.

Corpus Christi's Planning Commission listed the Short-Term Rental Ordinance as Briefing Item 7 (26-1649) on its October 28, 2026 meeting agenda. 📄 View the Official Agenda – Item 7

The draft would also require property inspections, operator-paid noise monitoring and a 15-person occupancy limit with guest parking capped at one space per bedroom, while four documented code violations within 12 months would mean full permit revocation and appeals heard by Municipal Court judges.

NORTHPORT, AL

Business licenses would be required to advertise or offer a short-term rental under an ordinance City Council is set to introduce on first reading on November 2 ahead of a second reading and possible adoption on November 16.

Owners would post license numbers on every listing and certify safety features such as smoke and carbon monoxide detectors, fire extinguishers and emergency exits while renting homes for weddings, concerts or similar events would be banned. Violations could bring misdemeanor charges with each day counted as a separate offense while the existing 11% lodging tax on rentals stays unchanged.

GREENPORT, NY

Zoning Board of Appeals Chair John Saladino questioned whether the village’s rental law protects year-round housing at the Village Board’s October 22 meeting, asking Mayor Kevin Stuessi what had changed since the revised law took effect.

Greenport allows short-term rentals of any length with a village rental permit and Saladino warned that Southold Town’s look at tighter limits could steer vacation rental investors into the village. Stuessi said the board is prepared to revisit the law after its first season.

ST. LOUIS, MO

Gunfire at a Halloween weekend party in a Central West End short-term rental wounded a 20-year-old man and a 16-year-old girl on November 1 as officers responding to multiple calls about shots found people in the street and a crowd moving in and out of the house.

A Halloween party at a Central West End short-term rental ended in gunfire, injuring two people. Neighbors reported chaos, damaged cars and delays reaching 911.

Both victims reached separate hospitals with non-life-threatening gunshot wounds and told police they had been at the party while no arrests had been reported. It remains unclear whether the home held the permit the city requires for short-term rentals.

OTSEGO, NY

Owner-occupancy requirements, local ownership and grandfathering of existing rentals only until a property is sold remain listed as possible short-term rental rules in the Town of Otsego's revised comprehensive plan which drew mostly opposition to those limits at an October 21 public hearing even though officials had softened the language.

One owner argued grandfathering should last indefinitely while supporters of limits cited a 2024 county housing assessment finding short-term rentals reduce housing supply and raise costs for local renters. Opponents said the town was targeting small operators who rent during baseball tournament season.
