A ban on short-term rentals owned by corporations, partnerships, or real estate investment trusts heads to the May 2027 annual town meeting after the select board voted on October 21 to have staff develop a general bylaw modeled on Nantucket's bylaw. The draft would allow limited liability companies and S corporations only when their members are natural persons and would bar rentals in affordable dwelling units while a cap on total rentals is left for later once more data is gathered.

About 900 homes are registered as rentals and the board recently raised the annual registration fee to $325.

WESTLAKE, LA

Lifting the short-term rental moratorium in place since February 2024 is expected before City Council at its November meeting when members also vote on a new ordinance setting application requirements.

It follows an October 27 meeting where the Real Estate Board unanimously denied a variance for an Airbnb in the West Trace neighborhood whose covenants ban short-term rentals. The owners said a city official told them no paperwork was needed, an error the city confirmed, and the board is still setting the penalty while the city says its ordinance will not override neighborhood covenants.

MCALESTER, OK

Voters will decide on November 3 whether to raise the city's lodging tax from 6% to 10%, a levy on hotel and Airbnb stays whose collections would be split equally between tourism promotion and economic development. If approved, the higher rate starts April 1, 2027 so new revenue would first arrive in the 2027-2028 fiscal year.

McAlester, Pittsburg County voters asked to weigh separate lodging tax proposals
Voters in McAlester and Pittsburg County will head to the polls on Nov. 3, 2026, to decide two different lodging tax propositions.

The same ballot asks all Pittsburg County voters whether to create a new 5% lodging tax on vacation rental homes, bed-and-breakfasts, and short-term apartment rentals in areas without a municipal lodging tax with revenue dedicated to tourism.

Three mayoral candidates answered audience questions on short-term rental rules left over from an October 15 forum ahead of the November 3 municipal election. Thomas Brown backed the 2026 town-wide zoning caps and proposed an amnesty clause, daily penalties, and a vendor to track unlicensed listings while Carlin Walsh cited about 246 active licenses under caps ranging from 1% in single-family neighborhoods to 11% in mixed-use areas.

Occupancy and vehicle caps now follow two grandfathered short-term rentals after the Zoning Board of Review approved their bedroom expansions with conditions on October 27. In 5-0 votes, the board let one home grow from three to five bedrooms while keeping occupancy at six people over age 12 with a limit of five vehicles and let a two-family rental add a second floor as long as rental use stays at three bedrooms, six people, and four cars.
