MONTGOMERY, AL
An unanimous 8-0 vote on September 1, 2026 handed Montgomery its first short-term rental ordinance after nearly a year of discussion that saw the measure delayed more than once while attorneys worked public feedback into a single clean draft. The rules lay out how rentals must be established, managed, maintained and registered with the city with District 7 Councilman Andrew Szymanski saying only minor language changes separated the final version from the one discussed two weeks earlier.

The most meaningful revision gives owners more breathing room when something goes wrong. An earlier draft demanded a 15-minute response whenever police or firefighters were called to a property, but council stretched that window to one hour while keeping the loss of a business license as the penalty for ignoring it. The ordinance now heads to Mayor Steven Reed for his signature and the city has yet to announce when it takes effect.

CORPUS CHRISTI, TX
Owner-occupied short-term rental permits are on hold in Corpus Christi until November 17, 2026 after the City Council voted 6-0 on August 25 to stop accepting new Type 1 applications while it reworks the rules with Council Member Carolyn Vaughn bringing the motion and only one member abstaining. The pause leaves Type 2 permits for non-owner-occupied rentals untouched so those still move through the 15% block face cap that council reaffirmed the same day.

The freeze buys the city time to redefine both permit types so that owner occupancy has to be backed by a homestead exemption rather than a lease and a driver's license which is all some investors needed to qualify for the less restricted category.
MOHAVE COUNTY, AZ
Full-time short-term rentals in Mohave County will keep paying property taxes at commercial rates now that Assessor Jeanne Kentch has confirmed she will not back down from a legal threat by the Goldwater Institute. Speaking on September 1, 2026, she said her office will continue moving homes rented year round for stays under 30 days from the 10% residential assessment ratio to the 15% commercial ratio that hotels pay, a change that could reach about 985 properties across the county.

Kentch argues that a home licensed, advertised online and open to guests all year is operating as a business and must be assessed like one while seasonal and owner-occupied rentals stay residential. Supervisor Ron Gould expects a lawsuit but noted the board has no say in the decision since it rests solely with the elected assessor.
NEW YORK, NY
More than 3,500 New Yorkers are now registered short-term rental hosts according to city data released on September 1, 2026. The figure marks the highest count since Local Law 18 enforcement began in September 2023 and paints a clear picture of who is hosting under the law. Most registrants are homeowners at about 76% and roughly 68% rent out one- and two-family homes across the outer boroughs with Brooklyn leading the pack.

The city also denied 65 applications for rent-regulated units between July 2025 and June 2026 on top of 618 denials over the past three years with Deputy Mayor Leila Bozorg saying that oversight keeps housing on the market for residents who need it. Brooklyn Council Member Mercedes Narcisse sees it differently and has sponsored Intro 879 to raise the guest limit and let hosts leave during stays.
YOUNGSTOWN, OH
Shortly after midnight on August 29, 2026, a birthday party at a short-term rental on Coleman Drive ended in a barrage of gunfire that struck at least three to four homes in Youngstown. Police found shell casings around the Airbnb at 2147 Coleman Drive and dozens of guests still inside but no injuries and no suspects.

Officers later recovered a white Kia K5 with a bullet hole in its windshield and two spent 9mm casings inside along with a black Kia K4 seen leaving the scene. Neighbors said one round passed about four feet from a resident's bed and blamed the rental for bringing trouble to a street that had been quiet for decades.
ANCHORAGE, AK
The first results from Anchorage's short-term rental registry are in and they point squarely at Girdwood where nearly 18% of the city's more than 2,500 registered rentals are located. The South Addition neighborhood near downtown showed up as a second concentration that officials say they are only now able to see clearly.

With the October 1 grace period ending soon, enforcement is about to become real for holdouts who will get 30 days after a violation notice to register before facing fines of up to $1,000 per offense. Girdwood's Assembly representative Zac Johnson told the media that the whole point of the registry was to replace assumptions with data before deciding whether further regulation is needed.
EDWARDSVILLE, IL
With a 6-1 vote on September 1, 2026, aldermen in Edwardsville cleared the city's ninth short-term rental at 229 Commercial St. The approval came over the objection of Alderman SJ Morrison who said he supports rentals downtown but worried about this one because it sits very close to the Columbus Elementary School playground.

Other aldermen found little reason to hold the request back once it became clear that no one had objected to it. Alderwoman Elizabeth Grant noted the request passed through the Administrative and Community Services Committee without a single speaker in opposition. Mayor Art Risavy said the city had received no complaints while Alderman Will Krause added that a nearby Airbnb had caused no issues so far.
