CHATHAM COUNTY, GA
A 5% cap on non-owner-occupied short-term rentals within designated neighborhoods now governs Chatham County after commissioners unanimously approved new vacation rental rules on September 25, 2026 and ended the moratorium on new applications. The ordinance tightens occupancy and parking standards and requires local contacts while allowing license suspension or revocation for repeated violations.

Licenses and applications filed before the vote are grandfathered from the cap as homeowners associations gain county code enforcement backing for their own rules. The vote closes a 120-day moratorium adopted on July 10, 2026 that was due to expire November 7 and Chairman Chester Ellis said the board expects to revisit the rules.
ENCINITAS, CA
Short-term rental permits would last three years instead of one under amendments City Council gave initial approval on September 23, 2026 in a 4-0 vote with Councilmember Joy Lyndes absent as members directed staff to ease inspections on compliant hosts. The changes would also let the city revoke permits inactive for more than 12 months and tighten transient occupancy tax collection once they clear a second council vote.

Mayor Bruce Ehlers called inspecting a live-in host's own bedroom an overstep after joining an inspection ride-along. The city also counts more than 300 permitted rentals and nearly 300 unpermitted units found through enforcement.
KITTITAS COUNTY, WA
Proposed short-term rental regulations return for public testimony on October 13, 2026 when the Planning Commission continues its hearing on the county's 2026 Land Development Code updates at the BOCC Auditorium in Ellensburg. The session picks up from the September 22, 2026 hearing and ends with a recommendation to the Board of County Commissioners.

CASSADAGA, NY
Renewing a short-term rental permit should get simpler as the village Planning Board reviews the rental renewal process and weighs the $250 fee to resubmit applications along with how often inspections are required.

Mayor Rudy Abersold said the aim is easier renewals without changing the local law itself while Planning Board Chairperson Nancy Wickmark said periodic review was intended when the village adopted its 2023 short-term rental law which sets two-year permits and a 10-person occupancy limit. The board will work with Code Enforcement Officer Dan Delcamp and the Village Clerk's Office as the Village Board moves to one monthly meeting in October 2026.

A proposal to lift some short-term rental restrictions while keeping the primary residence requirement gained business backing on September 27, 2026 when chambers of commerce from Manhattan, Brooklyn, Staten Island and other boroughs urged Council Speaker Julie Menin to support it. The groups say current rules have created a shortage of temporary housing.

Mayor Zohran Mamdani has rejected calls to ease rules that bar stays under 30 days unless the host is present while hotel workers' unions say rentals push up rents.

A $150 permit fee that a neighbor and a councilor call too low sits at the center of an ordinance requiring short-term rental permits introduced on September 28, 2026 after resident Melissa Tucker complained of noise and trespassing guests at the Airbnb next door with Councilor Jon Dartt hoping the state lawmakers to allow tougher occupancy rules.

Owners hit with three or more citations in a calendar year could lose permits for up to a year and unpermitted rentals would draw a Class C infraction per transaction as the rules also bar sex offender housing and sober-living homes. Council takes a final vote on October 12, 2026 ahead of a January 2027 start that City Attorney Kaitlin Glazier said follows state code.
