STARKVILLE, MS
Aldermen voted unanimously last July 21 to amend Starkville's Unified Development Code, bringing all short-term rentals under the city's existing 2% hotel tax beginning August 20. Operators must register with the city for $35 then renew annually at $15.
Alderman on Tuesday unanimously approved changes to the rental housing section of the Unified Development Code to include and set requirements for short-term rentals. The originally proposed registration fee was $15, but the board decided to raise the r... https://t.co/Xtk5lL1ckp

The ordinance requires hosts to classify each property as hosted, unhosted, or a dedicated vacation rental, and to post occupancy limits, license numbers, trash rules, and noise policies inside units and on exterior signage.

BENZIE, MI
Planning officials in Almira Township will take public comment on August 5 on a proposed zoning ordinance amendment establishing short-term rental regulations with the hearing set for the Planning Commission's regular meeting at the Almira Townhall in Lake Ann.

The amendment would revise Zoning Ordinance #25-01 effective August 28, 2025 whose Section 4.11 already governs short-term rentals and defines them as non-owner-occupied dwellings rented to the transient public for fewer than 30 days.
GREENVILLE, NC
Short-term rental zoning rules cleared their first hurdle in Greenville where the Planning and Zoning Commission unanimously backed Unified Development Ordinance language separating owner-occupied homestays from whole-house lodging which caps stays at 90 days. Staff identified 270 units already listed on Airbnb and Vrbo.

Every rental would require a zoning compliance permit and $1 million in liability insurance while fines would climb from $100 to $500 as violations repeat. Greenville City Council takes up the amendment on August 13.
HASTINGS, NE
City officials in Hastings will collect resident feedback on short-term rental zoning updates during a public meeting on July 23 at the Hastings Public Library, 314 N. Denver Ave.
No code language exists yet and City Planner Ember Batelaan said the department will build drafts around what residents recommend. The proposed framework departs from Nebraska's 30-day standard by defining short-term rentals through structure size and will cover buildings of up to six units.

NORTH CHARLESTON, SC
Short-term rental permits in North Charleston will still expire at sale after City Council removed a transfer provision on July 16. Buyers must apply fresh and may land on a waitlist since districts 8 and 10 already exceed the 60 permit district cap.
North Charleston is considering updates to its short-term rental ordinance, but allowing permits to transfer to new homeowners likely won't be one of them. https://t.co/neBXnn506j

Remaining amendments exempt properties with 20 or more rental units, raising the previous 10 unit threshold, and exclude rentals on limited or general business zoned parcels from the cap. The ordinance heads back to the Planning Commission next month before returning to council.
