GREENVILLE, NC
Zoning permits for whole-home rentals move to a final vote August 13, 2026 after the Greenville Planning and Zoning Board recommended approval on July 21. The North Carolina city would allow short-term rentals across residential districts including RA20, R9S, R6 and TH10 once owners register and insure their properties.

City staff could issue warnings and citations for guest behavior under the proposed ordinance as fines can escalate from $100 to $500 while a fourth violation within 12 months can cost the owner the permit entirely. Current hosts have 12 months to come into compliance.
SEDONA, AZ
A push for local control over short-term rentals is heading to a statewide stage as Sedona advances two resolutions through the League of Arizona Cities and Towns ahead of its August conference in Phoenix. The first would remove mobile homes and apartment complexes of five or more units from Arizona's short-term rental definition after an appeals court struck down the city's mobile home park ban in Oak Creek Hospitality LLC v. City of Sedona.

The second resolution would let Arizona cities put short-term rental rules to a public vote and could reach the general election ballot in 2028 if lawmakers sign off. Mayor Holli Ploog warns that every apartment building in the state could otherwise be converted. City figures show 51 properties cited for code violations since January 2026 against 106 at the same point last year.
LAKE TOWNSHIP, MI
Vacation rental owners around Houghton Lake could soon operate in every zoning district. A public hearing set for September 3, 2026 will let the Lake Township Planning Commission in Roscommon County take comment on amendments permitting short-term rentals township-wide.

Beyond the rental provision, the draft reworks how the township defines detached garages, lot coverage and see-through fences and tightens language covering porta potties, accessory structures and mobile food vending. Anyone wanting to review the text can pick it up at Lake Township Hall at 1380 Michelson Road or read it at the hearing itself.
HASTINGS, NE
Public input opens again this week on how Hastings will regulate vacation rentals and adult businesses. The Development Services Department presents proposed zoning language on Aug. 13, 2026 at the Hastings Public Library, 314 N. Denver Ave.

Both topics moved forward together because state statutes and court rulings already shape these zoning categories while city code says little about either. Nebraska treats rentals under 30 days as short-term yet the proposed local definition rests on structure size of up to six units. Neither use can be zoned out of the community entirely under existing legal precedent.
SOUTHWEST HARBOR, ME
Town officials in Southwest Harbor took their first concrete step toward regulating vacation rentals on August 11 when the Select Board directed Town Manager Karen Reddersen to map out how a rental registration system could work. She will report back on whether registration needs a full ordinance or only a policy and whether the town can impose financial penalties on owners who fail to sign up.
A resident survey modeled on Tremont's is also in the works while the board is inventorying both long-term and short-term units before deciding on rules. Trenton's planning board picked up the same topic last August 12.
DULUTH, MN
City staff have released the findings of a yearlong study that could reshape how vacation rentals operate in Duluth with the council debate expected before the moratorium lapses this fall.. Homesharing in owner-occupied dwellings would stay legal and accessory dwelling units under 800 square feet would qualify if the owner lives on site. New developments could dedicate up to 10% of units to rentals. Staff also want clearer definitions separating hotels from rentals plus technology-driven enforcement against roughly 200 licensed operators and hundreds of unlicensed listings.

MARYLAND
Zoning offices across Maryland face a hard deadline to legalize accessory dwelling units on single-family properties. The 2025 act took effect October 1, 2025 and requires every local legislative body to adopt an authorizing law by October 1, 2026. Units may not exceed 75% of the primary dwelling and the law leaves the measurement method to each jurisdiction.

Short-term rental questions sit outside that mandate and the state law adds no nightly rental standard so local bans on Airbnb and Vrbo use in ADUs remain valid. Private covenants may also limit short-term rental of an ADU.
COLUMBIA, MO
A new 24/7 tip line is now live for residents who want to report unlicensed short-term rentals in Columbia as the city partnered with compliance vendor Neumo to staff the line at 1-800-283-3618 and help identify properties operating outside the 2024 ordinance. Only 88 rentals currently hold licenses while Neighborhood Services has opened 155 illegal operation cases and referred 19 for prosecution.

Council Member Jacque Sample said nearly all resident feedback centered on losing neighborhood notification while council members used their August 10 work session to postpone proposed amendments until May or June 2027. The revisions would move licensing decisions from public hearings to administrative staff review.
